Hyderabad RERA Flags Lake Zone Housing Project

The Telangana Real Estate Regulatory Authority (TG RERA) has directed that no further sales or marketing activities take place at a residential development in Hyderabad’s Somajiguda after determining that its registration has lapsed. The action follows findings that a substantial portion of the project site falls within the Full Tank Level (FTL) and buffer zone of Hussain Sagar, raising concerns over regulatory compliance, environmental protection and buyer safeguards.

The Hyderabad RERA action applies to the “Bliss” residential project developed by Pradeep Constructions. According to the authority, the project’s registration expired earlier this year and is no longer valid, preventing the developer from advertising, booking or selling units until further directions are issued. The regulatory move follows inspections by multiple government departments, which reportedly found that most of the project land lies within the notified Full Tank Level of Hussain Sagar, while the remaining portion falls inside the prescribed buffer zone. Revenue records are also understood to classify the site as tank-submerged land, and legal proceedings concerning the property remain pending before the courts. Municipal authorities have separately initiated proceedings to cancel the building permission, alleging that approvals were obtained through material misrepresentation. The project’s Occupancy Certificate has also not been issued, leaving the development without final statutory clearance for occupation.

The Hyderabad RERA action serves as a reminder of the importance of environmental regulations governing urban lakes. Planning experts say Full Tank Level and buffer zone norms are designed to preserve natural drainage systems, reduce urban flooding and protect water bodies from encroachment. Construction within such environmentally sensitive areas can affect long-term ecological resilience and increase risks during periods of heavy rainfall. The regulator has advised prospective homebuyers, investors and financial institutions to verify the legal and regulatory status of real estate projects before making financial commitments. Experts note that checking RERA registration validity, planning approvals and occupancy certifications has become increasingly important in large metropolitan housing markets.
