Hyderabad: Hyderabad has emerged as the leading market for ultra-luxury residential sales in southern India, underlining the city’s growing appeal among high-net-worth homebuyers and investors. New market data indicates that the city accounted for the majority of luxury home transactions valued at ₹10 crore and above during the last financial year, highlighting the continued expansion of its premium real estate segment amid sustained economic growth.

According to a joint market assessment by India Sotheby’s International Realty and CRE Matrix, southern India’s three major residential markets—Hyderabad, Bengaluru and Chennai—collectively recorded 811 ultra-luxury home transactions worth ₹11,246 crore during FY26. Of these, Hyderabad accounted for 625 sales with a combined transaction value of ₹8,562 crore, significantly ahead of Bengaluru and Chennai. The report suggests that Hyderabad luxury housing continues to benefit from a favourable balance between pricing and available living space. Buyers investing ₹10 crore can acquire considerably larger residences in Hyderabad than in competing southern markets, reinforcing the city’s value proposition for affluent purchasers seeking spacious premium homes. Real estate analysts attribute Hyderabad’s performance to a combination of strong employment growth, expanding technology and life sciences sectors, relatively competitive land economics and sustained infrastructure investment. These factors have encouraged both end-users and investors to view the city as a long-term destination for premium residential development.

The findings also indicate that Bengaluru is experiencing rapid momentum in the luxury segment, while Chennai continues to draw demand from established premium neighbourhoods. However, Hyderabad’s transaction volumes demonstrate the city’s growing maturity as a high-value residential market capable of supporting large-scale luxury developments. The report identifies Kokapet as one of the leading micro-markets driving Hyderabad luxury housing growth. The locality has witnessed substantial investment in premium residential projects, supported by proximity to major employment centres, improved road connectivity and ongoing urban infrastructure expansion. Such emerging growth corridors are increasingly reshaping the city’s residential geography as buyers seek integrated communities with better amenities and accessibility.

Urban economists note that sustained demand for luxury housing often reflects broader economic confidence. Growth in high-end residential investment can stimulate construction activity, generate employment across allied industries and support municipal revenues through property development. At the same time, planners emphasise the importance of ensuring that premium housing growth is accompanied by adequate transport, utilities, public spaces and environmental infrastructure to promote balanced urban development. As Hyderabad strengthens its position in India’s premium residential market, the city’s ability to combine economic expansion with planned infrastructure and sustainable urban growth will determine whether Hyderabad luxury housing continues to maintain its leadership in the years ahead.
