Gurugram Luxury Housing Market Gains Fresh Momentum

Gurugram: Strong buyer response to a newly launched premium residential project on Golf Course Extension Road has highlighted the continuing appetite for high-end housing in Delhi-NCR, even as affordability concerns persist across the wider housing market.

The bookings underline how luxury real estate remains one of the strongest-performing segments, reshaping investment patterns and influencing the region’s urban growth trajectory. Mumbai-based developer Oberoi Realty has reported gross bookings of around Rs 8,109 crore in the first phase of its maiden Luxury Housing project in Delhi-NCR. According to regulatory disclosures, the company sold approximately 13.52 lakh square feet of RERA carpet area, equivalent to 23.10 lakh square feet of saleable area, within the initial launch. The development spans nearly 14.8 acres along Gurugram’s Golf Course Extension Road, an area that has rapidly emerged as one of the National Capital Region’s most active premium residential corridors. The first phase comprises 832 apartments across six towers, with apartment prices beginning at around Rs 18 crore, reflecting sustained demand from affluent homebuyers and investors despite broader market uncertainties.

The launch also marks the developer’s formal entry into the Delhi-NCR residential market after establishing a significant presence in western India. Public disclosures indicate that the overall project carries an estimated investment of Rs 6,000 crore, while the complete two-phase development is expected to generate revenue of nearly Rs 16,000 crore upon completion. Industry observers say the latest sales reinforce a broader trend visible across India’s largest metropolitan regions, where premium and luxury housing continue to outperform mid-income residential segments. Rising household wealth, growing demand from business owners, professionals and non-resident Indians, alongside expectations of long-term capital appreciation, have strengthened demand for high-value residential assets. However, urban planners note that the expansion of Luxury Housing also raises important questions for city development. Large-scale premium residential clusters increase pressure on transport infrastructure, water availability, power networks and public services.

They argue that future growth should be accompanied by investments in multimodal mobility, efficient waste management, climate-resilient infrastructure and accessible public spaces to ensure balanced urban expansion. The project is also expected to contribute to Gurugram’s evolving skyline, where premium developments increasingly coexist with commercial districts and emerging infrastructure corridors. As the city continues to attract investment, experts emphasise that sustainable planning, environmental safeguards and integrated civic infrastructure will be critical to maintaining liveability alongside real estate growth. With more than 34 million square feet of projects currently under construction across its portfolio and dozens of developments already delivered, the developer’s expansion into Delhi-NCR reflects growing confidence in the region’s premium residential market. Going forward, the pace of infrastructure delivery and the ability of local authorities to support inclusive, resource-efficient urban growth will determine whether rising investment translates into long-term benefits for the wider city rather than isolated high-value enclaves.
