Chennai’s southern IT corridor is set to see a fresh premium housing addition as Urbanrise announces a 623-unit high-rise development in Sholinganallur, developed in collaboration with interior designer Gauri Khan. The project signals how branded design partnerships are increasingly shaping buyer perception in competitive urban micro-markets.

Spread across roughly six acres, the first phase will comprise high-rise towers offering predominantly three-bedroom apartments, along with a dedicated four-bedroom block aimed at upper-income households. The development has been pre-certified Gold by the Indian Green Building Council (IGBC), positioning it within the growing segment of sustainability-rated residential projects in Chennai. Sholinganallur has evolved from a peripheral suburb into a key employment cluster due to its proximity to IT parks along Old Mahabalipuram Road. As land availability tightens in central neighbourhoods, developers are recalibrating supply toward vertical formats that combine density with lifestyle amenities. The new project reflects this pattern, emphasising taller structures, larger lobby spaces and higher floor-to-ceiling heights to create a premium feel within compact urban footprints. According to company disclosures, apartments are designed to maximise daylight, cross-ventilation and privacy, with layouts that avoid shared common walls where possible. Such design elements are increasingly marketed as wellness-driven features, particularly after the pandemic shifted buyer priorities towards light, air and spatial comfort. Beyond residential units, the scheme includes a clubhouse, swimming pool, sports facilities, landscaped tracks and community zones. Developers are packaging these amenities as integrated lifestyle ecosystems rather than standalone housing clusters, responding to demand from upwardly mobile professionals seeking work-life balance within gated environments.

The project is being developed by Urbanrise, which reports a substantial pipeline across South India. Industry observers note that collaborations with well-known designers are becoming a strategic differentiator in metropolitan housing markets. While such associations can enhance brand recall and pricing power, long-term success depends on execution quality, connectivity and infrastructure delivery in surrounding areas. Chennai’s residential market has shown steady absorption in the mid-to-premium segment over the past two years, supported by stable employment in technology and allied services. However, affordability pressures and rising input costs continue to influence buyer decisions. From an urban development perspective, high-density projects along established transit and employment corridors can support more efficient land use and reduce commute-related emissions provided they are integrated with adequate public transport, water management and energy-efficient systems.
