Worli Slum Redevelopment to Transform 17 Acres

A transformative slum redevelopment initiative has been launched in Worli, Mumbai, marking a major shift in the urban landscape of one of the city’s most densely populated regions. The project, spanning 17 acres of prime land, aims to rehabilitate families from three slum settlements and project-affected persons (PAPs) from a nearby area. With a mix of residential, commercial, and civic infrastructure, the redevelopment promises to uplift the lives of thousands of residents while reshaping the locality.

The project will take place on Dr. E Moses Road, where demolition work has already commenced in Jivan Jyot Nagar, Shree Swami Vivekanand Nagar, and Mata Ramabai Nagar. Additionally, PAPs from Veer Jijamata Nagar will also be accommodated within the newly planned development. Approximately 3,200 families have been identified for housing, and the remaining assessments are ongoing. Under the Slum Rehabilitation Authority (SRA) scheme, the project is being developed by a consortium of key players including Valor Estate (formerly DB Realty), Lokhandwala Infrastructure, and Prestige Group. The land is owned by the Brihanmumbai Municipal Corporation (BMC), which has earmarked portions of it for vital civic amenities such as a sewerage treatment plant, a solid waste management facility, a dispensary, and even a playground.

The project will create 4 million square feet of space for development, with a total built-up area of 4.5 million square feet. Construction is slated to begin by late 2025, and the entire redevelopment is expected to be completed within six years, in line with SRA guidelines. The project has faced multiple delays, stemming from legal challenges and operational setbacks, but a breakthrough in 2023, when Prestige Group acquired a majority stake, has injected new momentum into the venture. One of the key features of this redevelopment is the provision of 405 sq. ft. apartments for eligible slum dwellers—larger than the typical 300 sq. ft. units allocated under the SRA scheme. This upgrade aims to improve living standards for thousands of families. PAPs from Veer Jijamata Nagar, who are not encroachers, will also receive apartments of similar size.

The redevelopment will be housed across eight towers, each rising up to 43 stories. As part of a phased transition plan, eligible families will be offered monthly rents of ₹22,000 for up to three years, with an additional two-year extension if there are delays. PAPs will be offered a higher rent of ₹32,000 per month. This project, first proposed in 2000, had been stalled for years due to legal and regulatory hurdles, but with renewed interest from major developers and a clear road ahead, it is set to breathe new life into Worli’s slum areas. When completed, it will significantly improve the living conditions for thousands of families and contribute to the ongoing transformation of Mumbai’s urban landscape.
