Sonu Sood is set to earn a total of Rs 3.52 crore in rental income over five years after leasing a commercial unit in Versova, Andheri West, Mumbai, to Bokka Coffee. The lease transaction was registered in October 2026, according to property registration documents reviewed by Square Yards and reported by the Economic Times.
The rent for the first 12 months has been fixed at Rs 5 lakh per month. Under the lease terms, the monthly rent will rise by approximately 8% every year, reaching Rs 5.40 lakh in the second year, Rs 5.83 lakh in the third year, Rs 6.29 lakh in the fourth year and Rs 6.80 lakh in the fifth year.
Across the five-year period, the annual escalation will take the total rental income to about Rs 3.52 crore. The monthly rent in the fifth year will be around 36% higher than the opening rent. The agreement also includes a security deposit of Rs 32 lakh.
The transaction involved stamp duty of Rs 93,000 and registration charges of Rs 1,000, the property documents showed. The leased unit is located in Versova’s Aram Nagar area in Andheri West, a locality that combines premium residential development with commercial, entertainment and lifestyle activity.
Versova is connected to other parts of Mumbai through Link Road, SV Road and the Western Express Highway. The area is also served by Versova Metro Station, while Andheri railway station provides access to the suburban rail network. The Versova-Bandra Sea Link is expected to further improve connectivity after completion, although the source report did not provide a completion timeline for the project.
The lease reflects the way commercial property agreements in Mumbai commonly combine a fixed initial rent with scheduled annual increases. For landlords, the structure provides visibility on rental cash flow, while tenants receive a defined occupancy period and a predictable escalation framework. The registered transaction also records the financial obligations attached to the agreement, including the deposit, stamp duty and registration fee.
This is the second reported commercial-property lease involving Sood this year. Earlier, he had leased a 2,700 sq. ft. commercial unit at Trade Centre BKC in Bandra East to HDFC Bank. Sood had purchased that property for Rs 24.25 crore, with the purchase registered in October 2012. That agreement carried an initial monthly rent of Rs 11.75 lakh for a nine-year tenure, with the rent unchanged for the first three years and a 15% increase after each successive three-year period.
The Versova lease adds to recent high-value commercial rental transactions involving Mumbai properties owned by prominent individuals. The next recorded milestones for the agreement will be the scheduled annual rent increases and the continuation of the lease through its five-year term.
