Senior Living in Gurugram Gets ₹575 Crore Push from Signature Global

Signature Global has entered the senior living market through a partnership with Bengaluru-based Manasum Senior Living to develop 164 units at its Sarvam DXP residential project in Sector 37D, Gurugram, with a total sales potential of ₹575 crore.

The residences will be offered in two configurations measuring 1,815 square feet and 1,840 square feet. Manasum said prices are expected to start at around ₹3.7 crore per unit. The companies are targeting sales closure within 12 to 18 months, while handover is expected in approximately 48 months.

It has not yet been decided whether the senior living residences will be housed in a separate tower or distributed across all 11 towers of the Sarvam DXP project. The final configuration will determine how the senior living component is integrated with the wider residential development.

Under the partnership model, Signature Global will be responsible for the land, development and construction of the project. Its responsibilities will also include project financing, obtaining approvals and coordinating with relevant authorities. Manasum will manage the marketing and sales of the residences and operate the senior living services after handover.

The agreement brings Manasum into the Delhi-NCR market for the first time. The company has a dominant presence in southern markets and will provide its senior living operating model for the Gurugram project. “Our partnership with Signature Global allows us to bring our senior living operating model to the Delhi-NCR market while leveraging the developer’s capabilities in project execution,” Manasum co-founder Anantharam V. Varayur said, according to the company statement cited by Business Standard.

Signature Global’s move comes as mainstream real estate developers increasingly examine senior living in established urban markets. The segment was earlier more commonly associated with retirement communities located away from major cities, but it is gaining a presence in Delhi-NCR, Pune and Mumbai. Within the NCR, Gurugram and Noida have emerged as important locations for such developments.

The expansion is being linked to demand from affluent senior citizens seeking housing near healthcare, social and lifestyle facilities. The model also places greater emphasis on post-handover operations and services, rather than treating senior living as a conventional residential sale alone.

Earlier in October, DLF announced the complete sale of 172 units in its senior living project, Aureva, for ₹1,985 crore. That transaction has added to the visibility of senior-focused housing as a premium real estate segment in the Delhi-NCR market.

Devender Aggarwal, joint managing director of Signature Global, said the company was open to opportunities that add value for its homebuyers and viewed senior living as a promising segment. He also said there was no specific plan beyond the Gurugram project at present, while the company would continue evaluating suitable opportunities.

The immediate milestones for the partnership are sales closure within 12 to 18 months, followed by construction and handover targeted in around 48 months. The decision on whether the residences will occupy a dedicated tower or be distributed across the Sarvam DXP complex remains pending.
