Hyderabad Inner City Land Chosen for Indiramma Homes
Hyderabad: Telangana is reshaping its affordable housing strategy by planning new Hyderabad Indiramma Housing projects within established urban neighbourhoods instead of peripheral locations, a move aimed at improving access to employment, public services and transport while promoting more inclusive city development.
The government has directed officials to identify vacant public land within the Outer Ring Road (ORR) for the construction of affordable housing. The initiative also includes the utilisation of surplus land owned by government departments, with provisions to allocate alternative sites where operational land is repurposed for residential development. Urban planning experts say the decision marks a shift away from the traditional practice of locating affordable housing on the urban fringe, where residents often face longer commutes, limited transport options and reduced access to social infrastructure. Integrating housing into existing residential areas can help preserve livelihoods by keeping families closer to workplaces, educational institutions and healthcare facilities. The first phase of the programme is expected to deliver 7,680 apartments across 17 Assembly constituencies in Hyderabad. Each unit has been planned with a compact layout suited to low-income households, while the government will absorb the land cost to improve affordability. Beneficiaries will receive financial support through a subsidy, with the remaining cost to be contributed under the scheme’s financing model.
According to housing policy specialists, locating Hyderabad Indiramma Housing within developed urban areas aligns with global principles of sustainable city planning. Mixed-income neighbourhoods and infill development make better use of existing infrastructure, reduce urban sprawl and lower the environmental impact associated with extending roads, utilities and public services to distant greenfield sites. Affordable housing situated near employment centres reduces commuting expenses, improves labour mobility and can enhance productivity by allowing workers to spend less time travelling.
