Hyderabad Housing Prices Rise As Premium Demand Strengthens

HYDERABAD: Residential property prices in Hyderabad increased 8% year-on-year in the first quarter of FY27, placing the city among India’s fastest-growing major housing markets. The rise comes as buyers increasingly favour higher-value homes in well-connected locations, while slower sales-volume growth and fewer new launches point to a market becoming more selective.

Across India, residential prices increased 6% during the quarter, while Hyderabad recorded a stronger 8% rise. Sales value nationally grew by 9%, compared with a 3% increase in the number of homes sold. The gap suggests that higher prices and a greater share of premium transactions are contributing more to market growth than a large increase in unit absorption. For Hyderabad housing prices, the trend reflects continued demand for projects located near employment centres, established social infrastructure and major transport corridors. The city’s technology and business districts remain important demand drivers, while expanding road and public transport networks are opening additional residential locations. The shift towards premium housing is changing the economics of Hyderabad’s residential market. Buyers with greater purchasing power are placing more emphasis on larger homes, amenities, connectivity and neighbourhood infrastructure. Developers can therefore achieve higher realisations in locations where these factors combine, even when the overall number of transactions grows more slowly.

However, rising prices also create affordability concerns. A market increasingly dependent on premium buyers can become less accessible to households in lower and middle-income segments. The availability of homes below ₹1 crore will therefore remain an important indicator of whether Hyderabad’s housing growth is broad-based or concentrated in higher-value segments. Supply behaviour is another factor to watch. New residential project launches across India declined 14% during the quarter. While a reduction in launches can help developers control inventory, it may also signal greater caution about future demand. In Hyderabad, where development has expanded rapidly across several corridors, unsold stock and absorption rates will remain important measures of market health. The city’s strong exposure to the technology and services economy also creates a potential risk. Any significant slowdown in hiring, wage growth or workforce expansion could affect housing demand, particularly in the mid-market segment that relies more heavily on salaried buyers.

For developers, the challenge is increasingly about balancing pricing with sustainable absorption. For buyers, higher property values make location, infrastructure quality, construction progress and long-term connectivity more important when assessing a purchase. The latest Hyderabad housing prices data points to a market that remains strong but is becoming more premium-led. The next phase of growth will depend on whether demand can remain resilient across price segments while new supply stays aligned with household affordability and the city’s infrastructure capacity.
