The Delhi Development Authority has announced the Khushhal Parivar Scheme 2026 for middle-income group homebuyers, offering 446 flats in Jahangirpuri, Narela and Loknayakpuram. Registration is scheduled to begin on Friday through the DDA housing portal, while bookings will open on 16 November.
The scheme is based on details issued in a DDA circular and covers flats across three Delhi locations. The largest number of homes is in Narela, where 296 flats are available in Pockets 1B and 1C of Sectors A-1 to A-4.
After a 25 per cent discount, the price of the Narela flats is approximately Rs 67.04 lakh. The stated price excludes maintenance charges and goods and services tax, meaning the final amount payable by applicants will be higher than the discounted base price.
The scheme also includes 17 flats in Jahangirpuri. According to the circular, prices for these homes range from approximately Rs 43.37 lakh to Rs 1.14 crore. A further 133 flats have been listed in Pocket E of Loknayakpuram, where prices range from around Rs 1.14 crore to Rs 1.20 crore.
Applicants will be able to submit registrations through the DDA’s housing portal. The authority has separated the registration and booking stages, with booking for the listed flats beginning on 16 November. The supplied scheme details do not specify the closing date for registration or the number of applicants expected to participate.
The location-wise price variation reflects the different inventory included in the scheme. Narela accounts for nearly two-thirds of the announced homes, while Jahangirpuri has the smallest allocation. Loknayakpuram has fewer homes than Narela but carries a substantially higher price range, according to the circular.
For prospective buyers, the discount applies to the listed Narela flats, while the reported prices for Jahangirpuri and Loknayakpuram are provided separately in the DDA circular. Applicants will also need to account for maintenance charges and GST where applicable. The source material does not provide details of the flat sizes, possession schedule, eligibility conditions, application fee or allotment process.
The announcement adds another set of government-backed housing options for Delhi’s middle-income households, but the practical cost of purchase will depend on the applicable taxes, maintenance charges and flat-specific details. The immediate milestones are the opening of registration through the DDA portal and the start of bookings on 16 November.
