The Cyberabad Municipal Corporation has begun the process of developing a permanent office complex at Izzat Nagar, with the proposed building required to meet net-zero targets for energy, water, waste and carbon.
The newly formed civic body has floated a tender to appoint a consultant for preparing the detailed project report, architectural and structural designs, drawings and other allied works for the proposed office building. The consultant will also be responsible for supporting the corporation through several statutory and technical approvals.
According to the tender requirements reported by the Times of India, the complex must pursue net-zero certification during both the design and operational phases. The targets cover net-zero energy, net-zero water, net-zero waste-to-landfill and net-zero carbon. Certification is to be pursued under applicable systems of the Indian Green Building Council or the Green Rating for Integrated Habitat Assessment framework.
The proposed facility will include parking capacity equivalent to more than 500 cars. The parking plan specifies that 60% of the spaces should be allocated for staff, 25% for visitors, 5% for VIPs and 10% for service vehicles. Separate parking for two-wheelers is also required.
Electric vehicle infrastructure is another specified component. At least 10% of the parking spaces must function as active EV bays, while the electrical and related infrastructure must allow expansion to cover all parking spaces in the future. This requirement would enable the corporation to scale charging capacity without redesigning the entire parking facility.
The tender also assigns the consultant responsibility for helping the CMC secure building permission, a Fire No Objection Certificate and permission from the Airports Authority of India. The consultant will additionally provide technical assistance for obtaining technical sanction for the project.
The proposed headquarters will therefore require coordination across civic planning, building approvals, fire safety, airport-related clearances and technical sanctioning before construction can proceed.
