Bengaluru Tower Dismantling Puts Building Safety In Focus

Bengaluru is set to dismantle an 18-storey residential tower near Kudlu after structural distress caused the building to tilt before residents could move in. The unusual decision, taken after the tower had received an occupancy certificate, has renewed scrutiny of construction quality, soil assessment and regulatory checks as the city continues to add high-rise housing across rapidly developing corridors.

The affected structure is part of the SNN Raj Etternia residential complex off Hosur Road. The tower contains 49 apartments and had received an Occupancy Certificate in April 2026. Structural concerns emerged while preparations were under way for handover, prompting further technical and geotechnical investigations. The remaining towers in the larger project have not been reported to have the same issue. The case has become particularly significant because the building was cleared for occupation before the structural problem was identified. The Greater Bengaluru Authority has withdrawn the relevant occupancy certificate and issued a notice to the structural engineer associated with the certification, according to reports. The precise cause of the distress is also being contested. The developer has attributed the problem to inaccuracies in the original geotechnical investigation and said subsequent testing found differences in subsurface conditions.

The geotechnical consultant, however, has disputed that explanation, stating that its investigation had identified areas of deep filled material and had recommended pile foundations where required. That disagreement matters beyond this individual project. Bengaluru’s expansion has increasingly pushed residential construction into areas with varied ground conditions, including former quarry and low-lying sites. For high-rise development, understanding what lies beneath a site is as important as the visible structural design. Weak or filled ground can require deeper foundation systems and additional investigation before construction proceeds.The planned dismantling is expected to be carried out without explosives. Reports indicate that the structure will be taken down progressively using cranes and cutting equipment to limit vibration and protect surrounding properties. This is particularly relevant in a densely developed neighbourhood where homes, roads and institutions operate close to the project site.For affected homebuyers, the incident also highlights the financial and social risks of construction defects discovered after major investment. The developer has said it will bear the rebuilding costs and provide support to affected buyers during reconstruction. The rebuilding exercise is expected to take substantially longer than the original construction process.

The episode leaves a broader lesson for Bengaluru’s real estate market: faster housing delivery cannot come at the expense of site investigation, structural verification and independent oversight. As the city grows vertically, stronger geotechnical audits and transparent certification processes will be essential to ensure that new housing is not only compliant on paper but safe throughout its lifecycle.
