Joint owners of eligible A e-Khata properties can now apply online to subdivide their share of a plot and obtain separate e-Khatas under their individual names across the five municipal corporation jurisdictions in Bengaluru. Greater Bengaluru Development Minister Krishna Byre Gowda launched the ‘plot subdivision’ service on the e-Aasthi 2.0 platform on Saturday.
The service applies to properties held jointly under a single A e-Khata, whether the owners are family members or unrelated individuals. Owners whose individual shares are clearly recorded in the joint A e-Khata can use the online facility to create separate property records according to their respective ownership shares.
The separate e-Khatas are intended to allow each owner to independently sell, gift or mortgage their share, seek approval for a building plan, and pay property tax separately. The facility is available only for properties that already hold an A e-Khata and whose ownership shares are clearly recorded in that document.
The online option covers vacant plots and plots with buildings, subject to the stated conditions. It can be used for plots measuring up to 2,000 square metres, or approximately 21,500 square feet. A separate subdivision option will not be available for flats or units in multi-storey buildings that have A e-Khatas.
Each subdivided portion must be larger than 50 square metres, equivalent to approximately 538 square feet. The plot must have a road frontage of at least six metres, or about 20 feet, and must have direct access to a public road or access through an internal road connected to a public road. Where a subdivided plot does not directly face a public road, the connecting internal road must be at least 3.5 metres wide, or approximately 11.5 feet.
Applicants must upload a plot subdivision plan prepared by a registered architect. The plan must show the boundaries of the original jointly owned plot, the proposed subdivision for each joint owner and the connection to a public road. These requirements are intended to ensure that every subdivided plot has access and complies with applicable conditions.
The fee will be calculated as a percentage of the guideline value of the property. For residential plots, the charge is 0.2 per cent of the guideline value. The fee is 0.3 per cent for industrial plots, 0.5 per cent for non-residential plots and 0.2 per cent for other plots.
Plots larger than 2,000 square metres will continue to require subdivision approval from the town planning department through the applicable standard procedure, according to the minister’s statement. The online service is available through the Greater Bengaluru Authority’s e-Aasthi portal at https://GBAeAasthi.karnataka.gov.in.
