Bengaluru Business Corridor Gets Final Land Acquisition Notification

The Karnataka government has issued the final notification to acquire 1,427.34 acres for the 52-km Bengaluru Business Corridor, also known as Peripheral Ring Road-2, according to a report by Vijay Karnataka published on September 5. The proposed road will connect the city’s southern industrial belt and link Mysuru Road with Hosur Road.

The Bengaluru Business Corridor is intended to provide an additional route around the southern side of the city and improve connections to Jigani, Bommasandra and Attibele. The project is also expected to create an alternative to NICE Road for traffic moving between Bengaluru’s peripheral areas and industrial zones.

The proposed corridor will pass through 31 villages. The project plan includes a 65-metre-wide road within a total 100-metre corridor. The road is planned as an eight-lane facility with service roads, cycle tracks and pedestrian paths. Space has also been reserved for a future Metro alignment, while the remaining 35 metres of the corridor is designated for commercial purposes, the report said.

The plan includes truck terminals along Bannerghatta Road and Kanakapura Road, as well as cloverleaf interchanges at key junctions. The notification marks a further step in the development of a larger ring-road network around Bengaluru, combining Peripheral Ring Road-1 in the north with the southern corridor.

Together, Peripheral Ring Road-1 and Peripheral Ring Road-2 are expected to create a road network of about 125 km around the city. A 10-km section between Magadi Road and Mysuru Road, identified as SM Krishna Road, is already open to traffic. Under the wider PRR-1 project, the Bengaluru Development Authority has divided construction of the 73-km northern corridor into three packages. A 21-km section from Madavara to Ballari Road has been awarded to Shankar Narayan Constructions and is planned to connect with Kempegowda International Airport.

For PRR-2, the plan includes a completed 10-km section within the Nadaprabhu Kempegowda Layout. The remaining works include a 33.45-km stretch from Mysuru Road towards Hosur Road and an 8.4-km section from Magadi Road to Madavara on Tumakuru Road, according to the report.

The government has offered landowners five compensation options for land acquired for the project. Owners losing up to 20 guntas can receive full cash compensation. Those losing more than 20 guntas can choose between cash, additional floor area ratio, transferable development rights, residential plots or commercial plots.

The reported land-for-land options include developed residential sites calculated at 9,583 square feet per acre under a 60:40 arrangement, or commercial sites calculated at 8,385 square feet per acre under a 65:35 arrangement. The final notification is expected to guide the next stages of land acquisition and project implementation for the southern corridor.
