Hyderabad’s luxury real estate landscape witnessed a notable development this week as GHR Infra, Lakshmi Infra, and Urbanblocks Realty jointly acquired a 4.03-acre corner parcel in Neopolis at a record INR 151.25 crore per acre. The purchase, concluded through the Hyderabad Metropolitan Development Authority’s Phase 3 land auction, marks one of the city’s highest-priced land deals in recent years and underscores Neopolis’s growing appeal as a high-density luxury corridor.

The newly acquired Plot 15 enjoys dual 150-ft-wide road frontages and occupies a strategic north-east position within Neopolis, offering expansive open views and flexible design possibilities. According to an industry expert, the plot’s corner location enhances its potential for mixed-use and high-rise luxury developments, aligning with Hyderabad’s evolving urban growth patterns. The consortium’s acquisition consolidates its footprint in Neopolis, following the earlier launch of The Cascades Neopolis on Plot 14, a 7.34-acre site. That project, valued at INR 3,169 crore, features five towers rising to 63 storeys and integrates sustainable design principles, contemporary architecture, and smart home automation technologies. Developers have stated that master planning for Plot 15 is underway, with project details, design configurations, and timelines to be shared post statutory approvals. Industry observers note that the plot’s record bid reflects a broader trend in Hyderabad’s premium residential market, where centrally planned corridors are witnessing intensified demand from developers seeking to blend luxury, connectivity, and sustainability. “Neopolis is emerging as a key address for high-rise, luxury living, offering both strategic connectivity and the scope for environmentally sensitive, large-format developments,” said an urban development analyst.

The Neopolis corridor’s expansion is further supported by improved infrastructure, including wide arterial roads and planned public amenities, which enhance livability while ensuring efficient mobility. Developers emphasise that sustainability considerations, including green open spaces, energy-efficient construction, and pedestrian-friendly planning, will form a core aspect of new projects, reflecting Urban Acres’ mandate for equitable and zero-carbon urbanisation. With Hyderabad’s peripheral land values steadily appreciating, the consortium’s bid represents a long-term investment strategy targeting premium residential demand. The deal also demonstrates the increasing sophistication of India’s real estate sector, where developers balance high-value acquisitions with design-led, citizen-focused urban planning.
