Airport Hotels Expansion: Adani, IHCL Plan 2,000 Rooms Across Four Cities

Adani Group and Indian Hotels Company Limited (IHCL) will develop eight airport hotels across Mumbai, Ahmedabad, Lucknow and Guwahati, adding about 2,000 rooms over the next three to four years as airport-owned land is developed for hospitality and commercial uses.

The partnership, announced on Thursday, will include hotels under several IHCL brands. A Taj hotel is planned near Terminal 2 at Mumbai airport. In Lucknow, the proposed development will include Vivanta and Ginger hotels. Ahmedabad will have a Taj and a Vivanta, both of which the companies said are at an advanced stage of development. Guwahati will receive a Taj, Gateway and Ginger hotel.

The projects will be built on land owned by airports, according to the report by The Hindu BusinessLine. The announcement places hotel development within the broader expansion of airport-centric commercial districts, where passenger facilities, business accommodation, retail and other services are increasingly being planned around major aviation hubs.

Jeet Adani, Director of Adani Airport Holdings Limited, said the partnership would bring together the group’s hospitality-led mixed-use destinations and IHCL’s hotel brands. He described the agreement as a step towards strengthening the hospitality ecosystem within the group’s airport-city developments and supporting the long-term economic growth of the regions involved.

The agreement is the Adani Group’s second hotel-development partnership linked to airport-owned land in five months. In May, the group partnered with IHG Hotels & Resorts to develop five hotels around four airports. The latest agreement expands the group’s stated airport hospitality pipeline through a different hotel operator and adds multiple brands across four locations.

IHCL Managing Director and Chief Executive Officer Puneet Chhatwal said airport-centric developments were emerging as important commercial and hospitality hubs as India’s aviation market grows. With the additions announced by the partnership, IHCL will have 25 hotels across its brand portfolio at key airports in India, according to the company.

The proposed projects also illustrate how airport infrastructure is being linked with surrounding real estate development. Airport-owned land can support hotel and commercial uses close to terminals, while the mix of brands allows operators to serve different categories of travellers and users. The announcement, however, does not specify the investment value, the precise land parcels, construction start dates, individual project completion schedules or the approvals required for each hotel.

For the four cities, the planned rooms will add accommodation capacity in locations where airports are being positioned as more than transport facilities. Mumbai’s project is planned near Terminal 2, while the projects in Ahmedabad, Lucknow and Guwahati form part of the airport-linked development plans described by the two companies.

The companies said the hotels would be developed over the next three to four years. Further project details, including construction timelines and operational launch dates for each property, are expected to be established as the developments progress.
