MahaRERA Clears 435 Housing Projects Worth Rs23,719 Crore

The Maharashtra Real Estate Regulatory Authority has approved 435 housing projects involving an estimated investment of Rs23,719 crore and 32,981 flats, including 32 projects in Vidarbha, as developers moved to secure clearances ahead of the festive homebuying season.

The Vidarbha approvals comprise 27 projects in Nagpur, four in Amravati and one in Akola. The approvals were issued around Dussehra, ahead of Diwali, when developers typically seek to bring new housing projects to market and attract buyers.

The Mumbai Metropolitan Region recorded the highest number of new registrations at 201, followed by Pune with 140. The regional tally also included 24 projects in Khandesh, eight in Marathwada, two in Dadra and Nagar Haveli and one in Daman.

Within the Pune region, the approvals covered 13 projects in Satara, eight in Kolhapur, and three each in Sangli and Solapur. The MMR registrations included 63 projects in Mumbai city and its suburbs, 70 in Thane, 36 in Raigad, 25 in Palghar, five in Ratnagiri and two in Sindhudurg.

Khandesh accounted for 24 projects, including 23 in Nashik and one in Ahilya Nagar. The eight projects in Marathwada comprised seven in Chhatrapati Sambhajinagar and one in Nanded.

MahaRERA also approved deadline extensions for 210 projects and corrections to 609 existing projects. The regulator said its team worked round the clock to process proposals while maintaining the legal, technical and financial requirements required for approval.

The approvals for extensions and corrections are significant because changes to a registered project cannot be made without regulatory clearance. MahaRERA media coordinator Ram Dontonde said developers must obtain approval under the corrections category before making amendments, alterations or additions to registered projects.

Developers are also required to seek deadline extensions when projects face delays. Without an approved extension, a project can be classified as lapsed, which can affect the project’s progress and its regulatory status.

MahaRERA approved 6,486 applications between April and September 2026. These included 2,056 new registrations, 2,053 applications for extensions and 2,377 correction proposals. Including approvals issued in October, the authority’s cumulative tally stood at 7,740 applications, comprising 2,491 new registrations, 2,053 extensions and 2,377 corrections.

The figures show that the regulator’s workload extends beyond registering new housing schemes. A substantial share of applications concerns existing projects seeking changes to approved plans or additional time for completion, placing compliance administration alongside the expansion of housing supply.

MahaRERA said it would continue processing projects that meet its prescribed criteria ahead of Diwali. The authority said the process was aimed at improving transparency, protecting homebuyers and facilitating timely completion of registered projects.
