Madhya Pradesh has signed an investment agreement for a proposed Rs 403.80 crore championship-style golf course and luxury resort enclave at Ramgarh in Sehore district, near Bhopal, marking the state’s planned entry into luxury sports tourism. The project is expected to create 370 direct jobs and will require statutory environmental and land-related approvals before construction can begin.
The agreement was signed on Wednesday between the Madhya Pradesh Tourism Board and a Delhi-based private firm. The proposed development will combine professional golfing facilities with luxury accommodation and is intended to attract corporate tournaments, domestic golf enthusiasts and international travellers.
The project is part of a wider hospitality investment plan by the company, led by promoter and chartered accountant Atul Aggarwal. On company-owned land, it also plans a wellness resort and hotel with an estimated investment of Rs 238.10 crore, a luxury hotel valued at Rs 84 crore and another hotel involving Rs 122.50 crore.
Officials said the Sehore project could create an integrated golf, wellness and hospitality destination close to the state capital. The proposed cluster would broaden the tourism infrastructure around Bhopal and Sehore beyond the state’s established heritage, religious and wildlife destinations, although the development remains subject to approvals and the execution of the proposed investments.
Under the agreement, the Madhya Pradesh Tourism Board will facilitate development and help the promoters secure eligible incentives under the Madhya Pradesh Tourism Policy 2025. The arrangement places the tourism agency in a coordinating role while the private company is responsible for developing the proposed facilities on its own land.
Construction is expected to begin within three to four years after the required environmental and land-related approvals are obtained. The announcement does not establish an operational date for the golf course, resort or hotels. Their eventual delivery will depend on the approval process and the implementation of the investment plans.
