HYDERABAD: The city’s expanding technology economy appears to be influencing the premium housing market, with a Hyderabad-based property consultant reporting purchases by at least five Nvidia employees at a luxury residential development in Kokapet. The reported transactions offer an early indication of how rising technology-sector wealth and equity compensation could increasingly feed into high-value residential demand.
The reported purchases concern Trump Towers Hyderabad, a high-end development in Kokapet’s Golden Mile. According to the consultant, one of the first paid bookings handled by him was made by an Nvidia India employee, while additional purchases involving Nvidia employees were subsequently reported. The claims have not been independently confirmed by the buyers. The reported transactions are notable because technology professionals with substantial equity-linked compensation can have greater purchasing power than conventional salary levels alone would suggest. Restricted stock units, or RSUs, can create significant wealth when company valuations rise, although the value available to employees depends on vesting schedules, taxation and market performance. Property prices at the development reportedly range from about ₹6.2 crore to ₹18 crore, excluding additional charges. The currently available residences are said to begin at around 4,200 sq ft, following the sale of smaller units.
The buyer profile reportedly extends beyond technology employees. Enquiries are said to have come from high-income corporate professionals, business families, non-resident Indians and affluent buyers from Telangana, Andhra Pradesh and other Indian cities. Such demand indicates that Hyderabad’s premium residential segment is increasingly being shaped by wealth creation across several sectors rather than by traditional local buyers alone. The project comprises two planned 65-storey towers of approximately 242 metres, with more than 450 residences. It is being developed by Hyderabad-based Ira Realty in partnership with Tribeca Developers and represents the Trump brand’s entry into South India. The reported interest from Nvidia employees comes against a broader transformation in Hyderabad’s economic geography. Kokapet and surrounding western suburbs have developed into major commercial and residential growth corridors, supported by technology employment, office development and improving regional connectivity. For the property market, the more important question is whether technology-driven wealth will translate into sustained demand or remain concentrated among a relatively small group of high-net-worth buyers. Luxury housing has a much narrower customer base than the wider residential market, making it sensitive to equity markets, interest rates and broader business sentiment.
There is also an urban-planning dimension to the trend. High-value developments generate significant economic activity, but their long-term contribution to the city depends on how well housing growth is integrated with transport, public infrastructure, open spaces and essential services. The reported purchases therefore represent more than individual luxury-home transactions. They point to a developing link between Hyderabad’s technology economy and its premium real estate market. As investment in AI, semiconductors and digital infrastructure expands, the resulting wealth effects could influence where and how the city’s highest-value residential demand develops.
