White Lotus launches Amanvana, a 14-acre luxury villa sanctuary in North Bengaluru

White Lotus Group has launched Amanvana Home of Sanctuaries, a 14-acre design-led residential community in North Bengaluru, marking a significant addition to the city’s evolving luxury housing landscape. Priced from Rs 6.5 crore onwards, the project comprises 95 terraced luxury villas and is positioned as a low-density, nature-integrated sanctuary for discerning end-users.

Early response to the project has been strong, reflecting sustained demand for thoughtfully designed luxury homes among CXOs, entrepreneurs, senior technology leaders and NRIs. According to the developer, most buyers fall within the 35–55 age group, are financially independent, and are purchasing Amanvana as a long-term primary residence rather than an investment asset. Planned at a density of just seven homes per acre, Amanvana prioritises privacy, openness and spatial comfort attributes increasingly sought after in Bengaluru’s high-end villa segment. Over 70% of the land area is dedicated to landscaped open spaces, including gardens, water courts and a continuous green spine that connects homes while preserving a sense of calm and separation. The development features spacious four-bedroom villas measuring approximately 3,800-4,000 sq ft, designed to reinterpret Bengaluru’s garden-city ethos for contemporary living. Each home offers an average 80% carpet efficiency, full Vaastu compliance, and the flexibility for customisation in layouts and finishes. Amanvana introduces two distinct villa typologies. Vaayu A Sanctuary in the Sky features expansive decks and terraces that maximise light, air and views, while Bhoomi A Sanctuary in the Soil integrates open-to-sky gardens and green pockets that bring nature closer to everyday living. Together, the typologies cater to different life stages while maintaining a cohesive architectural language. “Amanvana represents both a design and business milestone for us,” said Pavan Kumar, Founder & CEO, White Lotus Group. “For over a decade, our work has centred on the belief that a home should be more than a structure—it should be a sanctuary. Amanvana brings together space, sustainability and sensitivity to how people truly live. The response so far reinforces the growing relevance of design-led living in Bengaluru.”

The masterplan draws inspiration from traditional courtyard homes while embedding contemporary sustainability principles. Amanvana is envisioned as a net-zero water community, incorporating rainwater harvesting, wastewater recycling and native landscaping. Homes are oriented for natural light, cross-ventilation and energy efficiency, enhancing long-term comfort and wellbeing. At the heart of the community is a central lifestyle hub, designed as an extension of the home. Amenities include wellness and fitness spaces, yoga decks, co-working areas, recreation courts and social lounges. The hub also houses an amphitheatre, swimming pool, children’s play areas, crèche, pet park and multipurpose gathering spaces balancing community interaction with quiet living. Strategically located at the intersection of IVC Road and Chapparakallu Road, Amanvana enjoys strong connectivity to Kempegowda International Airport, the Satellite Town Ring Road (STRR), upcoming Metro corridors, and major business parks. The project is also close to leading international schools, hospitals, the Padukone–Dravid Centre for Sports Excellence and Nandi Hills, positioning it within one of North Bengaluru’s most sought-after luxury residential corridors.

According to Cushman & Wakefield, North Bengaluru accounted for 34% of total residential launches in 2025, making it the second-largest contributor citywide. The sustained momentum reflects growing confidence in the region, driven by infrastructure upgrades and long-term growth prospects conditions that Amanvana seeks to capitalise on through its low-density, design-first approach.
