WeWork India is set to significantly expand its presence in the Delhi-NCR region by leasing over 400,000 square feet of prime office space across three major locations in Delhi and Gurugram. This strategic move underscores the company’s commitment to strengthening its foothold in one of the country’s most dynamic and rapidly growing commercial real estate markets.
The co-working giant is in advanced negotiations to secure 148,000 square feet at Prestige Trade Tower, 115,000 square feet at Bharti Worldmark 6 in Delhi’s Aerocity, and 140,000 square feet at DLF Cyber City in Gurugram. These locations are considered some of the most sought-after business districts in the region, attracting a wide array of global corporations, particularly in the post-pandemic era where flexible workspaces have gained considerable traction.
Prestige Trade Tower, strategically located near Delhi Airport, marks the Prestige Group’s debut in Delhi’s commercial real estate market. This development is part of a larger mixed-use project undertaken in partnership with DB Realty, spanning 7.7 acres in Aerocity. The project encompasses 2 million square feet, including 645,000 square feet of office space, 932 hotel rooms, and a 200,000 square foot convention centre. The location’s proximity to the airport and its state-of-the-art infrastructure make it an ideal choice for businesses looking for premium office space. In parallel, Bharti Realty’s Worldmark 6 in Aerocity is part of an expansive project aimed at creating a global business hub. With an investment exceeding Rs 6,595 crore, the project covers about 6.5 million square feet, with approximately 3 million square feet dedicated to retail, including one of the largest malls in the region. The subsequent phases of this development will add another 10 million square feet, with 2 million square feet allocated for retail, further enhancing the commercial landscape of Aerocity. Bharti Realty’s earlier phases, including Worldmark 1, 2, and 3, have already been successfully completed, offering around 1.5 million square feet of premium office space.
Gurugram’s DLF Cyber City, another prime location chosen by WeWork, continues to be a magnet for multinational companies due to its robust infrastructure and strategic location within the National Capital Region (NCR). The demand for flexible workspace solutions in Cyber City is particularly strong, driven by the influx of global corporations setting up or expanding their operations in the region. As office leasing activity in the NCR continues to gather momentum, largely fuelled by the upcoming delivery of several large office buildings, WeWork India’s aggressive expansion plans reflect the growing confidence in the region’s commercial real estate market. The company’s strategic leasing in these prime locations is poised to meet the rising demand for flexible and managed workspaces, catering to the evolving needs of modern businesses.
