The state government has announced plans to develop five new mega cities around the upcoming Jewar International Airport.
This ambitious project, poised to reshape the region’s economic and infrastructural dynamics, is set to bolster Noida’s status as a critical growth corridor while enhancing connectivity and business opportunities across the region. The proposed urban expansion strategy includes the creation of five new cities or townships, designed to cater to diverse sectors such as industrial growth, tourism, and residential development. The initiative is part of a larger vision that also includes an expansive urban development project spanning 56,000 hectares, underscoring the government’s commitment to modernising the region’s infrastructure in line with sustainable and inclusive growth objectives.
The five planned townships are New Noida or Dadri-Noida-Ghaziabad Investment Region (DNGIR), Heritage City (Raya Urban Centre), New Agra, Tappal-Bajna, and Integrated Industrial Township Greater Noida (IITGN). New Noida, covering approximately 209 square kilometres, will integrate 80 villages from Bulandshahr and Gautam Buddha Nagar. Positioned strategically along the Delhi-Mumbai Industrial Corridor (DMIC), this area is expected to be a catalyst for economic activity, providing employment opportunities and fostering industrial growth. The master plan for New Noida is structured into four phases, with significant developments projected between 2027 and 2041. This phased approach aims to balance rapid urbanisation with sustainable growth practices.
IITGN is envisioned as an industrial powerhouse, featuring state-of-the-art facilities such as a plug-and-play model with 24-hour electricity supply, robust security systems, and eco-friendly infrastructure. This township will not only promote industrial growth but also integrate residential spaces to support the workforce, ensuring a balanced and sustainable urban ecosystem. Heritage City, located within the Braj region’s pilgrim circuit, spans 750 hectares and is designed to celebrate the region’s rich cultural and religious heritage. The development plan includes luxury and budget hotels, the Yamuna Waterfront, theme-based cultural centres, green spaces, and a convention centre, offering a blend of spiritual tourism and modern urban amenities.
The Tappal-Bajna Logistics Park and Urban Centre, covering 364 acres, is a significant investment in the region’s logistics infrastructure. With an estimated project cost of Rs 1,040 crore, it will be developed in three phases, creating a robust ecosystem for industrial and commercial enterprises. New Agra, spanning 12,200 hectares, aims to elevate the tourism and hospitality sectors while preserving the Taj Mahal’s iconic status. Located strategically along both sides of the Yamuna Expressway, this development will integrate modern urban facilities with heritage conservation efforts, creating a harmonious blend of tradition and progress.
While the scale of this urban expansion is impressive, experts emphasise the importance of integrating sustainable and inclusive planning principles. As Uttar Pradesh embarks on this transformative journey, the focus should remain on zero-net carbon emissions, eco-friendly infrastructure, and gender-neutral, equitable urban spaces. Sustainable practices such as green building technologies, renewable energy adoption, efficient water management systems, and robust public transport networks will be critical in shaping these new cities.
