The Uttar Pradesh government, through the Yamuna Expressway Industrial Development Authority (YEIDA), has unveiled a new scheme aimed at invigorating commercial activities in Greater Noida’s Sector 22D and Sector 22A. This initiative, announced today, aligns with Chief Minister Yogi Adityanath’s vision of transforming Uttar Pradesh into ‘Uttam Pradesh’, and is set to streamline the allocation of various commercial properties in the region.
The newly introduced scheme offers a range of options, including five types of shops and six categories of commercial plots. This move is expected to spur economic development and attract investment to the area. The scheme features shops with sizes ranging from 31.22 square metres to 116.33 square metres and plots with areas between 112 square metres and 140 square metres.
In Sector 22D, the scheme includes shop units SR-111 and SR-113R, each covering 31.22 square metres, with a reserve price premium of ₹1.19 crore. Larger units SR-101 and SR-201, spanning 116.33 square metres each, have reserve price premiums of ₹4.44 crore and ₹2.06 crore, respectively. Additionally, shop SR-202, with an area of 105.4 square metres, has a reserve price premium of ₹1.87 crore. Sector 22A features several categories of commercial plots. The plots under commercial footprint Nos. 5 and 7 each have a super area of 112 square metres, with a reserve price premium set at ₹3.05 crore. Larger plots under commercial footprint Nos. 10, 12, and 13, each covering 124 square metres, have reserve price premiums of ₹3.38 crore. The plot under commercial footprint No. 22, with a super area of 140 square metres, is priced at ₹3.81 crore.
Applications for these properties can be submitted online until September 6, with allocations conducted via e-auction. ICICI Bank has been appointed as the banking partner for the scheme. The commercial properties are strategically located near Noida’s forthcoming Jewar International Airport, the International Film City, the Medical Device Park, and the MSME Apparel and Toy Park. Their proximity to the Yamuna Expressway and the Eastern Peripheral Expressway further enhances their connectivity and attractiveness.
