This ambitious project, spearheaded by the Rail Land Development Authority (RLDA) in partnership with Thane Smart City Limited, aims to transform the existing railway station into a modern multi-modal transit hub. The first phase of this project, which includes the new commercial tower, is expected to be operational by June 2026.

Located on the east side of Thane Railway Station, the new tower, known as Tower-1, will occupy a prime position adjacent to platform 10. The commercial building will cover 9,000 square meters and offer a total built-up area of 24,280 square meters across eight upper floors, with a basement parking facility to accommodate visitors and tenants. The tower’s strategic location, coupled with its direct connectivity to multiple modes of transport, makes it a highly attractive location for businesses. The accessibility of the site is a key factor that will drive its success. The tower will be well-connected to Thane’s growing transportation network. A new elevated road link from Thane Corporation will connect the building to the Eastern Expressway and Metro-4 line, ensuring smooth access for those travelling by private vehicles, public buses, or the train system. This level of connectivity is expected to make the commercial tower a sought-after location for businesses looking for easy access to transport hubs.

RLDA officials have confirmed that the upper floors of the tower will be leased out to businesses for a term of 60 years. The leasing opportunity will attract a range of companies looking to set up offices or retail spaces in one of Thane’s most well-connected areas. In preparation for this, RLDA has invited Expressions of Interest (EOI) from potential tenants, who will be able to take up the bare-shell spaces and tailor the interiors to suit their needs. The two floors dedicated to passenger movement and the basement parking will provide much-needed facilities for those using the station, while the commercial spaces above will help fund the project’s continued development and make it financially viable. This model of combining public infrastructure with commercial spaces is becoming increasingly common as cities look for ways to monetise transport hubs and make them more efficient.

Once complete, the Thane Railway Station upgrade will offer a range of facilities for commuters and businesses alike. The multi-modal transit hub will integrate train services, metro connections, bus services, and private vehicle access into a seamless experience for travellers.
