Tata Digital Pvt Ltd, the digital arm of the Tata Group, has expanded its presence in Mumbai by leasing approximately 59,000 square feet of office space across three floors at One International Centre in Lower Parel.
This move underscores the company’s commitment to enhancing its footprint in India’s financial capital. The leased space spans the 15th, 16th, and 17th floors of the commercial tower, offering expansive views of the city. The lease agreement is set for a five-year term, with an annual rent escalation of 5%, reflecting the competitive nature of Mumbai’s commercial real estate market. Tata Digital will incur a monthly rental of INR 1.05 crore, along with common area maintenance (CAM) charges of INR 12.32 lakh, bringing the total monthly expenditure to approximately INR 1.18 crore.
As part of the lease agreement, Tata Digital has secured 49 dedicated car parking slots, a valuable asset in the congested Lower Parel area. Additional parking spaces are available at a monthly rate of INR 10,000 per slot, providing flexibility to accommodate future growth in employee or client visits. Notably, the lease includes a rent-free period from February 1 to July 15, 2025, offering Tata Digital a cost-effective transition into the new space.
The leasing activity at One International Centre aligns with the broader trend in Mumbai’s commercial real estate market, where demand for premium office spaces remains robust. Lower Parel continues to be a preferred location for national and multinational companies due to its strategic positioning, excellent connectivity, and modern infrastructure.
