Solapur Jamshri Realty Announces 400 Crore Lifestyle And Commercial Development

Solapur is set to witness a transformative urban development as Jamshri Realty unveils plans for the city’s first integrated luxury lifestyle district, Jamshri City. Spread across 15 acres on the former Jamshri Mills site, the project aims to combine retail, commercial, residential, and recreational facilities within a single master-planned precinct, creating a new benchmark for sustainable urban growth in tier-II cities.

The Rs 400 crore development will incorporate high-street retail, wellness and recreational zones, modern office infrastructure, and energy-efficient residential units. The project is being designed with a heritage-led placemaking approach, preserving elements of the historic mills campus while establishing a cohesive urban experience. The district is scheduled for phased launch beginning in 2026. Adjacent to the lifestyle precinct, Jamshri Ignite, the company’s existing business park, currently houses IT and BFSI clients, including the Mahindra Group. The forthcoming commercial expansion, referred to as Phase 2, plans a 1,50,000 sq. ft. office tower targeting IGBC Gold or Platinum certification, reflecting a focus on sustainability and green building practices. This expansion aligns with the increasing demand for modern, environmentally responsible office spaces outside metro hubs. The greenfield development phase will also feature a retail mall spanning over 3,00,000 sq. ft., a 100-key premium business hotel, and a sustainable residential township. Residential units are planned with pedestrian-first streetscapes, renewable energy integration, and energy-efficient architecture, consistent with Urban Acres’ emphasis on inclusive and low-carbon urban environments.

Industry experts note that tier-II cities like Solapur are increasingly emerging as economic nodes, supported by rising urbanisation and local investment. “Integrated lifestyle districts can catalyse employment and urban revitalisation, particularly when anchored by sustainable design principles,” said an urban development analyst. Jamshri City is projected to generate over 4,000 direct and indirect jobs across construction, retail, hospitality, and IT services. Jamshri Realty’s leadership emphasises a strategic focus on holistic city-building. Rajesh Damani, Founder and Managing Director, said, “Tier-II and III cities are India’s next growth engines, and Jamshri City demonstrates how integrated, sustainable urban planning can deliver world-class experiences while generating socio-economic impact. Our objective is to offer retail, office, and residential solutions that are accessible, resilient, and future-ready.” The launch of Jamshri City underscores a broader shift in India’s urban development landscape, where private sector initiatives are increasingly complementing public urban infrastructure efforts.

By combining heritage-sensitive placemaking with green building standards, the project signals how inclusive, mixed-use districts can balance economic growth with environmental stewardship.
