Siddha Group Plans 60 Percent Residential Expansion

Siddha Group has announced an ambitious Vision 2030 roadmap, aiming to increase its residential development footprint by 60%, reaching over 1.02 crore square feet across Kolkata, Mumbai, and Jaipur. The initiative, which includes eight new projects, marks a significant strategic push for the developer to strengthen its presence in India’s major urban centres.

The expansion builds on Siddha Group’s existing portfolio of 64.41 lakh square feet, reflecting a focus on high-demand urban corridors. A senior company official noted that the move is designed to improve project execution efficiency and delivery timelines while leveraging emerging technologies to enhance the residential experience. Market indicators suggest robust demand for the company’s offerings. Siddha Group reported over 500 units sold in the previous year, with enquiry-to-sale conversion rates surging by 120%, signalling growing buyer confidence. The projects are positioned in fast-growing urban micro-markets, where infrastructure connectivity and lifestyle amenities continue to drive residential uptake. A key innovation under the Vision 2030 plan is the introduction of a drone-based delivery system at the Siddha Sky project in Mumbai, developed in partnership with logistics technology firm Skye Air. The initiative underscores the increasing integration of technology and urban living solutions in residential planning, potentially reducing logistical constraints in dense urban areas while offering residents a differentiated service experience.

Urban analysts highlight that Siddha Group’s expansion aligns with broader trends in sustainable urban development. By focusing on high-density projects in core city locations, the company can help curb sprawl while making efficient use of infrastructure and utilities. Incorporating technology-driven delivery systems and prioritising well-planned layouts also contributes to safer, more resilient urban communities. The Vision 2030 roadmap also reflects a shift in buyer behaviour. Residents are increasingly prioritising integrated services, modern amenities, and accessibility to transport hubs, over merely acquiring property in central locations. Projects in Mumbai, Kolkata, and Jaipur are strategically selected to tap into areas showing strong employment growth, transit connectivity, and lifestyle-oriented urban planning. Looking forward, Siddha Group’s plan is poised to influence residential development patterns in its key markets.

By combining scale, technological innovation, and strategic urban positioning, the developer is seeking to balance market growth with operational efficiency, while aligning projects with evolving urban demands and expectations for convenience, connectivity, and sustainability.
