The Punjab government has cleared a major land-compensation award worth more than ₹1,900 crore for 309 acres in New Chandigarh, signalling a renewed push to accelerate the region’s long-planned urban expansion and unlock new residential and commercial development. The decision comes at a time when the Chandigarh-Mohali growth corridor is witnessing rising land demand but also increasing pressure to bring planned infrastructure online before speculative growth takes over.

The land covered under the award lies in villages forming part of the New Chandigarh development zone, a planned extension of the Tricity region designed to support future population and economic growth. New Chandigarh was conceived as a planned smart-city-style urban extension near Mullanpur in Mohali district, with dedicated zones for residential, institutional, healthcare and commercial uses. Officials involved in the process indicated that the latest award is one of the largest recent compensation clearances in the region and is expected to speed up the next phase of development, particularly in areas earmarked for organised housing and institutional projects. Similar land-acquisition initiatives in the past year have already targeted more than 700 acres for projects such as Eco-City-III, which is planned as a mixed-use urban township with residential, commercial and public infrastructure components. Urban planners say the ₹1,932-crore land award reflects a broader shift in how northern India’s secondary cities are expanding. Instead of unregulated growth spilling into rural peripheries, state development authorities are increasingly relying on structured land acquisition and planned layouts.

In the Chandigarh region, this approach is being driven by the growing demand for organised housing from both local buyers and migrants relocating to the wider Tricity area. The timing is also significant from a real-estate perspective. Land values across the Chandigarh-Mohali corridor have been rising steadily over the past two years, with multiple government-backed projects, including mixed-use developments and large residential schemes, being planned across the region. Earlier this year, the regional development authority also fixed a reserve price of over ₹1,300 crore for a large mixed-land-use project in New Chandigarh, highlighting the growing economic value of land in the area. Infrastructure experts point out that large-scale land awards such as this are not just about housing supply. Planned expansion helps create space for public infrastructure such as roads, green corridors, education hubs and healthcare institutions — all of which are becoming critical as the Tricity region faces mounting population pressure. By acquiring land in advance rather than reacting to growth later, authorities aim to avoid the kind of unplanned urban sprawl that has affected several fast-growing Indian cities.

However, the long-term impact of the latest award will depend on how quickly infrastructure development follows land acquisition. Experts warn that without parallel investment in transport connectivity, water supply, sewage networks and climate-resilient planning, even well-planned new urban zones can struggle to attract sustainable growth. If implemented efficiently, the ₹1,932-crore award could mark a turning point in the next phase of New Chandigarh’s expansion — transforming it from a planned extension on paper into a functioning urban growth zone for the wider Tricity region.
