Punes Mid‑Range Homes Demand Triples As 32,800Cr Sales In H1 2025

The city has emerged as India’s most affordable yet high-performing real estate market, witnessing a threefold surge in demand for mid-range homes priced between ₹70 lakh and ₹2 crore. A joint report by CREDAI Pune and CRE Matrix reveals that over 43,000 homes were sold in the Pune Metropolitan Region during the first half of 2025, generating a substantial turnover of ₹32,800 crore. This robust growth underscores Pune’s appeal as a sustainable and economically vibrant urban centre.

Pune’s residential market continues to defy national trends by maintaining remarkable affordability despite a 27% rise in average property prices over the past three years. With an average home price of ₹75 lakh, Pune offers significantly lower entry points compared to Mumbai (₹2.26 crore) and Hyderabad (₹1.84 crore). This cost advantage, coupled with the city’s burgeoning economic opportunities, has cemented its position as a top choice for homebuyers, attracting a diverse demographic seeking quality living at accessible prices.

The most striking trend is the dramatic shift in buyer preference towards mid-range properties. The demand for homes in the ₹70 lakh to ₹2 crore bracket has tripled since 2021, reflecting a growing appetite among buyers for larger, better-quality homes. Conversely, the market share of homes priced below ₹70 lakh has declined from 85% in 2021 to 60% in 2025, with properties under ₹45 lakh seeing their share drop from 55% to 35%. This evolution in demand is largely attributed to rising construction and land costs, which are pushing developers to launch more projects in the mid-to-luxury segments.

Pune’s real estate prowess extends beyond residential sales. The city leads all Indian metros in home sales for the first half of 2025, surpassing Bengaluru, Hyderabad, Delhi-NCR, and Mumbai. Concurrently, Pune is demonstrating strong performance in the commercial sector, ranking second nationally in warehousing capacity with 50 million sq. ft. and fifth in office space demand. The city’s office space inventory has already exceeded 100 million sq. ft. and is projected to reach 150 million sq. ft. by 2030, indicating a well-rounded and sustainable real estate growth trajectory.

The city’s strategic location, including its proximity to scenic and tourist destinations like Mulshi, Mahabaleshwar, and Lonavala, further contributes to the sustained demand in its real estate market. This holistic growth across residential and commercial segments, underpinned by relative affordability and a thriving economic ecosystem, positions Pune as a model for sustainable urban development. By providing diverse housing options and robust commercial infrastructure, the city fosters an equitable environment that supports both economic prosperity and the well-being of its citizens.
