In a landmark transaction that underscores Pune’s burgeoning luxury real estate market, a sprawling 12,000 square feet penthouse has been sold for ₹37 crore. This record-breaking deal, nestled within the exclusive Lodha One project at Bund Garden, marks the highest value property transaction in the city to date. Developed by Macrotech Developers, the project is renowned for its opulent design and prime location.

The penthouse, part of the Lodha One Bund Garden development, boasts a per-square-foot rate ranging between ₹28,000 and ₹29,000. This sale surpasses the previous highest-value luxury apartment deal in Pune, which had a transaction value of ₹18.5 crore. The transaction also aligns with a notable trend in Pune’s real estate sector, where over the past two years, there have been 32 luxury apartment registrations exceeding ₹10 crore in value.

Lodha One, the first luxury project of its kind by the developer in Pune, is distinguished by its grandeur. The penthouse, aptly named the Emperor Palace, spans three levels and features an expansive private terrace and pool, complementing its high-end appeal. Additionally, the development is serviced by Lodha’s exclusive hospitality brand, Saint Amand, ensuring residents have access to bespoke services tailored to their needs. Designed by the Singapore-based firm Sitetectonix, Lodha One’s architecture harmonises with Lodha’s philosophy, focusing on luxury and elegance. The project’s landscape is meticulously designed around two 150-year-old banyan trees, enhancing its aesthetic and environmental appeal. According to Knight Frank India, the Pune real estate market typically sees property registrations ranging between 14,000 to 20,000 units annually, with the majority of transactions falling within the ₹50 lakh to ₹1 crore bracket. This recent sale not only sets a new benchmark for luxury properties in Pune but also highlights the growing demand and scarcity of premium real estate in the region.
