Pune-based Shapoorji Pallonji Real Estate (SPRE) has announced its entry into the residential plots segment with the launch of a premium development, ‘Treetopia’, spanning 105 acres near the upcoming Purandar International Airport. The initiative signals the company’s strategic expansion beyond group housing into plotted residential offerings, targeting both end-users and long-term investors. The project is estimated to generate revenue of around Rs 600 crore.

Industry experts note that plotted developments are increasingly gaining traction among homebuyers seeking flexibility in design, ownership, and future scalability. “Treetopia reflects a shift in urban residential preferences, where buyers value personalised layouts and proximity to emerging infrastructure corridors,” said a senior real estate analyst. The plots range from 2,000 to 6,000 square feet, catering to diverse housing requirements. Located within Pune’s Growth Corridor, Treetopia is well positioned to benefit from infrastructural improvements and connectivity enhancements, including the proposed Purandar International Airport. Urban planners highlight that developments aligned with expanding transportation networks often see faster appreciation and higher occupancy rates. “Infrastructure-led growth corridors create sustainable residential micro-markets, supporting both urban densification and controlled suburban expansion,” an urban development expert explained. SPRE has a cumulative development portfolio exceeding 130 million square feet across key Indian cities, including Mumbai, Pune, Bengaluru, Gurugram, and Kolkata. The company’s foray into plotted development complements its existing group housing projects and aligns with broader trends in sustainable urban expansion, emphasising efficient land utilisation while integrating green and open spaces.

According to the company’s CEO, the Treetopia launch represents an opportunity to diversify offerings while responding to evolving buyer aspirations. “With infrastructure projects reshaping Pune’s urban landscape, plotted developments like Treetopia allow us to provide end-users and investors with flexible, future-ready residential solutions,” he said. The project is expected to support local employment through construction activity and allied services, contributing to Pune’s broader urban economic growth. As cities like Pune witness rapid population inflows and housing demand, plotted developments provide a scalable model for accommodating end-users without the density pressures associated with high-rise apartments.
