ESR has acquired 60 acres in Pune’s Talegaon to develop a 1.35 million sq ft industrial and logistics park, signalling strong investor confidence in the region’s manufacturing and supply chain potential. The Singapore-headquartered real estate developer plans six grade A buildings within the ESR Talegaon Industrial and Logistics Park, targeting sectors such as automotive, fast-moving consumer goods, e-commerce, and advanced manufacturing.

The project forms part of ESR’s wider strategy in India, complementing its existing 480-acre portfolio spanning Ahmedabad, Nagpur, Ranjangaon, Chakan, Taloja, and Bhiwandi near Mumbai. According to a senior executive at ESR, Maharashtra remains a strategic focus due to its robust industrial ecosystem, connectivity advantages, and skilled talent pool.“With India emerging as a global manufacturing hub, high-quality industrial infrastructure is crucial for supporting growth and enhancing operational efficiency,” said an ESR official. The Talegaon park aims to improve supply chain reliability while offering sustainable, modern facilities designed to meet the operational needs of contemporary industries.

Strategically positioned, the site provides multimodal connectivity via National Highway-48, the Mumbai-Pune Expressway, and the new Talegaon-Chakan Road, offering direct access to major industrial clusters and Jawaharlal Nehru Port. Industry experts note that such locational advantages significantly reduce logistical friction and enable faster distribution cycles, a critical factor for e-commerce and automotive sectors.The investment of approximately Rs 650 crore underscores growing institutional interest in India’s logistics and industrial real estate. With government initiatives promoting Make in India, localisation, and high-value exports, demand for strategically located, compliant, and scalable industrial facilities has surged. ESR’s expansion in Pune aligns with these trends, reinforcing the city’s role as a manufacturing-led growth hub.
