Pune’s real estate market continues to witness strong land acquisition activity, with Pristine Landmark Spaces LLP acquiring a large land parcel in the city’s eastern corridor for Rs 250 crore, signalling sustained developer confidence in high-growth residential micro-markets.
According to property registration documents accessed through market data firm CRE Matrix, the Pune-based developer purchased a land parcel measuring 16,861 sq metres in Vadgaon Sheri. The transaction was registered on February 4, 2026, with stamp duty amounting to Rs 17.50 crore and a registration fee of Rs 30,000. The land was jointly sold by Kumar City Co-operative Housing Society Ltd and Kumar Urban Development Private Ltd, entities associated with the Kumar Group, a well-established name in Pune’s real estate sector. While Pristine Landmark Spaces LLP was contacted for comment, no response was received at the time of publishing. The story may be updated if further clarification is provided. Vadgaon Sheri has emerged as one of East Pune’s key residential hubs, benefiting from its proximity to major employment centres such as Kharadi and Viman Nagar, as well as Pune International Airport. The locality offers a mix of mid-range and premium housing options, with residential apartment prices currently ranging between Rs 8,500 and Rs 12,000 per sq ft, according to local property brokers.
Industry observers note that large land parcels in well-connected urban pockets like Vadgaon Sheri are increasingly scarce, prompting developers to secure plots well in advance to capitalise on future demand. The area’s improving infrastructure, access to IT parks, and connectivity to commercial zones continue to drive its attractiveness among both end-users and investors. The transaction also aligns with broader trends observed across India’s top real estate markets. According to an Anarock analysis, at least 126 land deals spanning over 3,772 acres were concluded across seven major cities in 2025, reflecting a significant increase in land absorption compared to the previous year. The Mumbai Metropolitan Region led the activity in terms of land area transacted, followed by Bengaluru and Pune. Pune recorded 18 land deals totalling over 308 acres in 2025, with most parcels earmarked for residential, mixed-use, township, and logistics developments. The city’s steady demand from IT professionals, strong rental yields, and expanding infrastructure pipeline have kept developer interest intact despite rising land and construction costs.
With this acquisition, Pristine Landmark Spaces LLP is expected to further strengthen its presence in Pune’s eastern real estate corridor. While project-specific details have not yet been disclosed, the scale and value of the transaction suggest a sizeable residential or mixed-use development could be planned, reinforcing Vadgaon Sheri’s position as a key growth node in Pune’s evolving property landscape.
