The Pune Municipal Corporation (PMC) has launched a significant initiative aimed at providing property tax rebates for its residents. Under this scheme, property owners who utilise their properties for personal use are eligible for a 40% rebate on their property tax. This initiative is designed to offer substantial financial relief to residents, encouraging compliance and timely payment of property taxes.
However, a GIS survey indicated that from April 1, 2018, the 40% rebate initiative was halted for over 96,122 property holders. Additionally, bills for 1,98,296 newly constructed properties have been issued without the rebate from April 1, 2019. In the 34 merged villages, 1,68,771 properties remain outside the rebate’s ambit. Consequently, a total of 4,63,189 properties are currently without the 40% rebate benefit.
Despite objections from citizens, social organisations, and elected representatives, the Maharashtra government approved the continuation of the 40% rebate policy through Government Resolution PMC-3018/Pr. No. 593/Nov-22, dated April 21, 2023. This decision reaffirmed the government’s commitment to offering financial relief to property owners within the PMC jurisdiction.
To benefit from the current rebate, property owners were required to submit PT-3 applications by November 15, 2023, a deadline later extended to November 30, 2023. However, of the 4,63,189 eligible properties, only 90,749 property owners completed the PT-3 form, leaving a significant 3,72,440 property owners who did not comply.
In response, starting June 18, 2024, PMC officials will conduct direct inspections of properties that have not received the 40% rebate since April 1, 2018, or were newly constructed without qualifying for the rebate since April 1, 2019. During these inspections, property owners must submit PT-3 applications, with the current assessment period extending until August 15, 2024. Property owners are advised to compile the necessary documentation and submit it to the PMC’s Citizen Facilitation Center promptly.
The PMC urges all eligible property owners to act swiftly to take advantage of the ongoing rebate scheme. Compliance with the specified deadlines and procedures will ensure that property owners benefit from the financial relief offered by the 40% rebate. This initiative not only provides immediate financial benefits but also promotes a culture of timely and accurate property tax payments, contributing to the overall development and financial health of the Pune Municipal Corporation.
