Noida Yeida Secures 5200 Acres for Airport-Linked Development

The Yamuna Expressway Industrial Development Authority (Yeida) announced on Friday a significant acceleration in its land acquisition efforts, having secured at least 5,200 acres over the past five years. This substantial land bank is earmarked for the development of new, strategically planned projects, poised to receive a considerable boost from their immediate proximity to the Noida International Airport, which is set to commence operations imminently.

This proactive land assembly underscores a determined push towards comprehensive regional development and urbanisation in the Greater Noida area. Yeida is now meticulously preparing this extensive land bank for the conceptualisation and development of four new sectors: 4A, 5, 5A, and 11. These sectors are designed to be multifaceted, accommodating a diverse array of projects including residential zones, industrial parks, and institutional facilities. Crucially, the plans also incorporate specialised zones such as the ‘Japanese City,’ ‘Korean City,’ and ‘Fintech City,’ signalling a targeted approach to attract international investment and talent. To further expand these ambitious plans, the authority intends to acquire an additional 5,000 acres of land directly from approximately 2,000 willing farmers, demonstrating a continued commitment to consensual land procurement.

Arun Vir Singh, Chief Executive Officer of Yeida, confirmed the ongoing acquisition process, stating, “We are talking to farmers and taking land from those willing to sell it. We have bought 5,200 acres in the last five years and the land purchase will continue.” This direct engagement approach aims to ensure equitable processes for land transactions, a vital component for fostering trust and sustainable development in the region. The proximity of these new developments to the upcoming international airport is a strategic advantage, expected to catalyse economic growth and bolster the region’s appeal as a global investment destination.

The ‘Korean City’ is designated for Sector 4A, requiring an estimated 365 acres, while the ‘Japanese City’ is planned for Sector 5A, spanning approximately 395 acres. Sector 11 will host the ambitious ‘Fintech City,’ utilising 750 acres for its development. Sector 5, in contrast, will primarily focus on group housing and other residential projects, with dedicated land also being set aside for essential social infrastructure, including a children’s home and an orphanage. This holistic planning approach underscores Yeida’s commitment to creating inclusive communities, extending beyond mere economic development to address societal needs.

A key feature of the proposed Japanese and Korean industrial cities is their allowance for multiple land uses. This innovative planning permits the construction of integrated industrial, residential, commercial, and institutional facilities. The flexibility in land use will enable the seamless development of residences, hotels, shopping malls, and office spaces within these zones. “The aim is to provide all necessary facilities within the city, ensuring that Japanese citizens feel at home while preserving their culture,” stated Singh, emphasising a resident-centric approach to urban planning that integrates cultural considerations. He added, “With the airport becoming operational soon, we are now working to bring all these major projects into reality,” highlighting the critical role of the airport as a catalyst for these ventures.

This extensive land acquisition and planned development align seamlessly with the vision of creating zero-net carbon, eco-friendly, sustainable, gender-neutral, and equitable cities. By meticulously planning integrated zones that blend residential, industrial, and commercial functions, Yeida aims to reduce commute times, lessen vehicular emissions, and promote a more sustainable urban footprint. The emphasis on dedicated green spaces, smart infrastructure, and comprehensive social facilities contributes to a higher quality of life and fosters inclusive growth. The creation of international cities within this framework also presents unique opportunities for cultural exchange and economic diversification, positioning the Greater Noida region as a model for future urbanisation in India. The focus on direct land purchase from farmers, while challenging, is crucial for equitable development and ensuring community benefits from large-scale infrastructure projects.
