Noida International Airport, the Yamuna Expressway Industrial Development Authority (YEIDA) has rolled out a fresh residential plot scheme in Sector 18, Jewar.
With rapid infrastructure growth reshaping the region’s future, the authority’s new offering is aimed at addressing rising demand from homebuyers and investors alike.As part of the scheme, YEIDA is offering 276 plots, each measuring 200 square metres, priced at ₹35,000 per square metre. The total cost of each plot amounts to ₹70 lakh, with ₹7 lakh as the initial registration amount. Applications opened on April 21 and will close on May 21, 2025. Allotments will be finalised through a lottery draw scheduled for July 11.Located in Pocket 9B of Sector 18, along the Yamuna Expressway corridor, these plots are expected to see strong demand, especially due to their proximity to the Noida International Airport, which is being positioned as a key aviation and logistics hub for North India.
YEIDA has set clear terms for this scheme. All allottees are required to complete construction within three years of signing the lease deed. Applicants must be Indian citizens or eligible NRIs, at least 18 years of age, and should not have been previously allotted any residential plot or flat under YEIDA schemes. Importantly, joint applications are allowed only between immediate family members such as parents, siblings, or spouses.The application process is fully digital. Interested buyers can access the application forms on YEIDA’s official website by paying a ₹600 fee via net banking. All further payments, including the registration amount, must be made online. Offline submissions are not accepted.
In a move that reflects changing land dynamics in the region, YEIDA has recently increased land allotment rates across all categories. Residential land now costs ₹35,000 per square metre, up from ₹25,900 last year. Group housing rates rose to ₹52,500 from ₹32,375, while corporate office land saw the sharpest hike at 110%.
Financing support is being offered through ICICI Bank and State Bank of India branches, making the scheme more accessible to middle-class homebuyers. Successful applicants will receive allotment letters within 30 days of the draw, and possession of plots will be granted post-development, which is expected to take five years.
This residential plot scheme is not just a step toward expanding urban housing but also part of a broader vision to create an integrated, sustainable, and well-connected urban ecosystem in the Yamuna Expressway region.
