New Marina to Transform Mumbai’s Waterfront

The Mumbai Port Authority is embarking on an ambitious project to develop a marina in the sea, as confirmed by Chairman Rajiv Jalota. This shift from the previously proposed public-private partnership (PPP) model on land to a fully self-funded engineering, procurement, and construction (EPC) initiative marks a significant change in strategy for the authority.

Jalota disclosed that the studies for the new marina are at an advanced stage and are expected to receive the necessary clearances soon. The original plan involved constructing the marina at Princess Dock with a capacity for at least 300 pleasure boats and yachts, requiring an investment of ₹575.19 crores. However, previous attempts to secure a private partner for this initiative failed, with no bids received during two tender processes.

The decision to pivot towards a marine-based development is indicative of the evolving needs of Mumbai’s waterfront, which is more suited for leisure activities amidst the limited expansion opportunities for cargo handling in an urban port. By focusing on recreational use, the Mumbai Port Authority aligns with broader urban regeneration efforts for the city’s waterfront, aiming to transform a historically rich area into a vibrant leisure destination. The economic potential of this project cannot be understated. Mumbai, with its premium South Mumbai location, has a considerable demand for marina facilities, yet it currently lacks designated spaces for luxury yachts and pleasure boats. Given India’s extensive coastline of over 7,500 kilometres, the scarcity of marinas is notable. The city sees a considerable number of leisure boats anchored near the iconic Gateway of India, where around 200 small vessels can often be seen moored, highlighting the pressing need for dedicated marina facilities.

Sustainability considerations are paramount in this development. By creating a state-of-the-art marina, the Mumbai Port Authority aims to enhance local tourism while providing essential services to yacht owners, thus contributing to the local economy. This initiative not only promotes maritime tourism but also fosters a more sustainable approach to urban waterfront development. As awareness of environmental impacts grows, integrating eco-friendly practices in the construction and operation of the marina will be crucial.
