The transaction, valued at nearly Rs 40 crore, underlines how established technology corridors remain central to enterprise workspace strategies despite evolving work models.

Property registration records indicate that the tenant has extended its occupancy of more than 92,000 sq ft across two floors at a Grade-A business park in Airoli. The leased premises are split between two levels, together forming a substantial operational footprint within one of Navi Mumbai’s most prominent IT hubs. The agreement spans five years and includes a lock-in period of three years, reflecting a measured but committed approach to workspace planning. The lease begins at a monthly rental of over Rs 62 lakh, with annual escalation built into the contract. Industry experts note that such structured increases are becoming standard across institutional office assets, offering predictability to both landlords and occupiers. In addition, the tenant will bear common area maintenance charges, aligning with prevailing market practices in managed business parks. The deal was formally registered in December 2025, with stamp duty and statutory charges paid as per regulatory requirements. Notably, the agreement also incorporates a rent-free window towards the latter part of the lease term, a feature that analysts say is often used to balance long-term escalation while maintaining tenant retention.

Mindspace Business Park in Airoli has emerged as a key node within the Mumbai Metropolitan Region’s decentralised office landscape. Well-connected to suburban rail, highways, and residential catchments, the area has attracted a steady mix of technology, banking, and global capability centre occupiers. According to a senior commercial property consultant, such locations benefit from lower congestion, efficient infrastructure, and comparatively sustainable operating costs. Recent leasing activity by other large technology firms in the same micro-market further supports this trend. Large-format leases signed over the past year indicate that Navi Mumbai continues to play a critical role in accommodating enterprise-scale office demand as companies recalibrate hybrid work policies rather than abandoning physical offices altogether. Urban planners argue that concentrated business districts like Airoli offer an opportunity to shape more balanced city growth.
