The Delhi Development Authority’s (DDA) Karmayogi Awaas Yojana 2025 has recorded robust early traction, with approximately 60 per cent of the 1,140 flats offered in Narela sold within the first 24 hours of bookings. The scheme, targeted at serving and retired central and state government employees, public sector undertakings, and other government personnel, highlights the growing demand for affordable and ready-to-move homes in well-connected sub-cities of Delhi.

The flats, located across Pocket 9, Sector A1 to A4 in Narela, were made available through a fully online booking process on the DDA’s Awaas Portal. Early indications suggest that first-day transactions could generate nearly Rs 450 crore in revenue, underscoring both buyer confidence in government-led housing initiatives and Narela’s emergence as a strategic residential hub within the National Capital Region. Urban planners note that Narela’s appeal is closely tied to ongoing infrastructure improvements. The sub-city benefits from direct connectivity via GT Karnal Road and the Urban Extension Road-II, while the upcoming Rithala-Narela-Kundli Metro corridor is expected to significantly improve public transit options, further enhancing the locality’s accessibility. Observers say that these improvements demonstrate the interplay between urban planning, transport infrastructure, and housing uptake, validating DDA’s investment in peripheral urban nodes. The distribution of demand across housing categories provides additional insight into buyer priorities. One-bedroom flats were nearly sold out immediately, reflecting a strong need for compact, affordable homes suitable for smaller households and first-time buyers. Two-bedroom units, meanwhile, emerged as the primary contributors to revenue, indicating sustained interest in mid-size housing for nuclear families seeking both affordability and functional space.

Experts emphasise that the success of the Karmayogi Awaas Yojana is not purely transactional; it signals the efficacy of policy design that combines eligibility targeting with digital-first booking mechanisms. Such measures not only streamline access but also enhance transparency and speed in the allotment process. Additionally, the allocation of land to educational institutions like Guru Gobind Singh Indraprastha University and Delhi Teachers’ University is expected to integrate Narela more firmly into Delhi’s broader socio-economic ecosystem. For the city at large, the rapid absorption of units under the scheme highlights both latent housing demand and the importance of sustainable urban expansion. As peripheral zones like Narela mature into well-connected residential clusters, they offer opportunities for inclusive urban growth while easing pressure on central Delhi’s saturated housing markets.

The Karmayogi Awaas Yojana remains open for bookings until 31 March 2026, offering a structured pathway for government employees to acquire housing and contributing to the long-term densification and economic development of Delhi’s northern sub-regions.
