The Mumbai Metropolitan Region Development Authority (MMRDA) has taken a significant step towards urban renewal by inviting construction bids for over 5,600 new homes in Ghatkopar’s Ramabai Ambedkar Nagar and Kamraj Nagar slum areas.
This marks a crucial phase in the first-ever Slum Rehabilitation Authority (SRA) project directly managed by the MMRDA.The Rs 8,498 crore initiative aims to transform nearly 32 hectares of informal settlements into a modern, well-planned housing complex, featuring more than 17,000 residential units along with vital civic amenities. Phase I focuses on 6.95 hectares and plans for 11 high-rise towers, each reaching up to 70 metres, with a strict completion deadline of 36 months.
An official from MMRDA explained that the 5,623 new homes will offer 300 square feet of carpet area, spread across multi-storey towers with basement parking. Commercial spaces will be available on the stilt floors, with 22 residential floors above. To enhance accessibility, each tower will be equipped with eight elevators, including specialised stretcher lifts for emergency use.The development will also include community facilities such as anganwadis, libraries, youth centres, and fitness areas, in line with the Development Control and Promotion Regulations (DCPR) 2034. This holistic approach aims to foster equitable, inclusive, and sustainable urban living environments for residents.
Financing for the project will come from a combination of institutional loans totalling Rs 3,916 crore and 39 percent internal revenue, ensuring financial transparency and sound fiscal management. The MMRDA projects earnings of Rs 1,073 crore if it develops the sale component directly. Alternatively, the agency could generate Rs 2,918 crore by selling the sale component to developers who will manage construction and sales independently. These options provide flexibility to maximise revenue without compromising project goals.
This redevelopment initiative is expected to significantly improve living conditions in Ghatkopar while easing the strain on the city’s infrastructure. The project also includes plans for a freeway link connecting the area to Thane, enhancing regional connectivity and promoting sustainable urban mobility.The MMRDA aims to complete the redevelopment within three years from the date the land is officially transferred by the SRA. This timeline reflects the authority’s commitment to delivering timely and quality housing solutions that can uplift vulnerable communities.
This project is a promising model for Mumbai’s future slum rehabilitation efforts, aligning with goals for zero carbon emissions, eco-friendly infrastructure, and equitable access to urban amenities.
