A high-value residential transaction in central Mumbai has once again spotlighted the city’s premium housing market. Actor Abhishek Bachchan has sold a duplex apartment in Mahalaxmi for Rs 14.5 crore, according to property registration documents reviewed by Urban Acres. The deal reflects sustained liquidity in Mumbai’s luxury resale segment, even as developers recalibrate supply across price categories.
The apartment is located in Planet Godrej, a high-rise residential complex in Mahalaxmi known for its skyline views and central connectivity. Records indicate the duplex spans approximately 2,249 sq ft of carpet area across upper floors of the tower, translating to a per-square-foot realisation of over Rs 64,000. The transaction attracted stamp duty of nearly Rs 90 lakh and was registered earlier this week. While celebrity-linked transactions often draw public attention, real estate consultants say such deals provide useful signals about demand in established micro-markets. Mahalaxmi, positioned between South Mumbai and the city’s western business districts, continues to attract senior executives and investors seeking proximity to commercial hubs, healthcare facilities and upcoming transport upgrades. The buyers, as per registration data, include a senior partner at a global private equity firm and a co-purchaser, underlining continued interest from financial sector professionals in centrally located housing stock. Industry observers note that luxury resales in legacy towers have gained traction as buyers look for ready-to-move-in homes with clear titles, established amenities and immediate occupancy.
The transaction also comes as the actor expands his footprint in property development. Amitabh Bachchan had previously invested in land parcels, and now the younger Bachchan has entered a profit-sharing development arrangement with a Mumbai-based real estate group for a project in Gujarat’s GIFT City corridor. Market analysts see this as part of a broader trend where public figures diversify into urban development, capitalising on India’s long-term housing demand and infrastructure growth. For Mumbai, such secondary market activity plays an important role in maintaining price benchmarks and liquidity. Even as affordable housing and slum rehabilitation projects dominate policy discussions, the premium segment contributes significantly to stamp duty collections a key revenue stream for urban infrastructure funding. Urban planners argue that as redevelopment reshapes older precincts, attention must remain on sustainability metrics including energy efficiency, water recycling and transit integration particularly in high-density areas like Mahalaxmi. Luxury towers increasingly incorporate green building features, but retrofitting older developments remains an ongoing challenge.
The sale underscores a broader reality: Mumbai’s real estate ecosystem operates across multiple tiers simultaneously from rehabilitation housing to ultra-premium residences. Transactions in established complexes such as Planet Godrej reinforce the resilience of the city’s core markets, even as the urban conversation shifts toward equitable growth and climate-ready infrastructure.
