Chennai’s Mandaveli Bus Depot is set for a transformative upgrade, integrating seamlessly with the city’s expanding Metro network. The ₹151 crore project, led by CMAML, merges transit-oriented development with commercial growth by revamping the depot into a multi-modal hub. This integration with Chennai Metro Phase 2 aims to improve commuter flow, boost local businesses, and reinforce sustainable infrastructure planning across the city.
The redevelopment of Mandaveli Bus Depot underlines Chennai’s commitment to transit-oriented growth. As part of Chennai Metro’s Corridor 3 Phase 2, this urban mobility upgrade includes new metro entry/exit points and redesigned bus bays, ensuring smoother intermodal transfers. Managed by CMAML—a joint venture between CMRL and TIDCO—the ₹151 crore project capitalises on available land while incorporating energy-efficient features like solar panels to reduce operational carbon footprint.
The project is spread across two strategic plots—Site-1 measuring 0.745 acres with 13,419 sq.m built-up space, and Site-2 at 0.88 acres with 15,966 sq.m development. Dual access via RK Mutt Road and adjacent streets ensures seamless commuter entry. The upgraded facility will include two towers: Tower A dedicated to office use and Tower B for retail. Both will rise seven floors above ground and include basement parking for two-wheelers and cars.
This makeover creates a holistic urban node, blending public transit with commerce. Tower A will offer office and commercial real estate, catering to Chennai’s growing demand for integrated workspaces. Tower B will accommodate a vibrant retail zone, offering shops, eateries, and service centres. The combined 29,385 sq.m development is designed to enhance footfall, generate employment, and drive economic activity—all while maintaining smooth operations of existing bus and metro services.
