Maharashtra Plans Net Zero Industrial Hubs

Maharashtra has approved a ₹5127 crore foreign investment deal to develop over ten climate-smart industrial and logistics parks across key growth hubs including Panvel, Bhiwandi, Chakan, Sinnar, and Nagpur.

This green infrastructure initiative spans 794 acres and is expected to generate more than 27,000 jobs while accelerating India’s sustainable industrial transition. Backed by international developers with proven expertise in eco-conscious infrastructure, the project is a flagship implementation under the state’s Logistics Policy 2024. It promises 18.5 million square feet of net-zero-ready infrastructure—featuring solar integration, electric vehicle charging bays, smart logistics, and inclusive workplace design. State officials highlighted the move as a major step towards carbon-neutral industrialisation. “This is not just infrastructure—it’s a long-term vision of resilience, inclusion, and productivity,” a senior planning officer said.

Each site has been selected based on multimodal connectivity and proximity to industrial corridors. Panvel and Bhiwandi, adjacent to Mumbai and the Jawaharlal Nehru Port, will serve as logistics strongholds. Chakan and Sinnar will cater to automotive and agro-processing clusters, while Nagpur will function as a warehousing hub for central India. Designed to support micro, small, and medium enterprises (MSMEs), the parks will also offer co-warehousing, plug-and-play units, and incubation facilities. Incentivised leases and collaboration with vocational institutions will boost local employment and green skills, particularly in solar maintenance, sustainable packaging, and smart supply chain management. Gender-inclusive planning is central to the project, with amenities dedicated to female and non-binary staff, aligning with Maharashtra’s urban equity goals. Officials noted the scalability of the project, hinting at additional phases depending on demand and land availability.

Experts hailed the initiative as a national benchmark. “This deal places Maharashtra at the forefront of India’s low-carbon transition,” a Mumbai-based infrastructure analyst said. Preliminary land work and approvals are underway, with the state offering fast-track clearances under its Ease of Doing Business reforms. As Maharashtra positions itself as a global investment destination, these parks are expected to redefine India’s industrial future—where growth, sustainability, and equity converge.
