Lucknow’s urban landscape is set for a transformative shift as the Lucknow Development Authority (LDA) initiates the development of a 188-acre Central Park and golf course within the upcoming IT City project.
This ambitious plan aims to blend residential comfort, business opportunities, and public recreation into a cohesive urban environment. The IT City, sprawling over 2,858 acres between the Sultanpur National Highway and Kisan Path, encompasses land from ten villages in Mohanlalganj tehsil. These include Bakkas, Sonai Kanjehra, Sikandarpur Amoliya, Siddhpura, Parehta, Pahadnagar Tikaria, Rakibabad, Mohari Khurd, Khujauli, and Bhatwara. The project’s strategic location and robust road connectivity position it as a prime hub for urban expansion.
On Monday, the LDA commenced sector development work, marking the occasion with a traditional bhumi pujan ceremony led by local farmers from Mohari Khurd and Mohari Kalan villages. In a symbolic gesture, farmers handed over soil to LDA officials, signifying their support and partnership in the city’s transformation. Development began immediately on approximately 200 bighas of land using heavy machinery in two sectors. The IT City project is designed to offer around 5,000 residential plots ranging from 72 to 200 square meters, along with provisions for group housing. A 200-acre golf course and a scenic 15-acre water body are integral components of the plan, enhancing the area’s recreational appeal. Additionally, the LDA has earmarked 445 acres for industrial use and another 260 acres for commercial purposes, aiming to attract significant private investment and generate employment opportunities.
A notable aspect of the project is the land pooling model adopted by the LDA. Under this scheme, farmers contributing 100% of their land receive 6,800 square feet of developed residential land in return. In areas like Mohari Khurd, where the district magistrate’s circle rate is ₹8 lakh per bigha, farmers typically receive ₹32 lakh with four times compensation. However, through land pooling, the developed land provided can be valued at over ₹3 crore, offering substantial benefits to the landowners. The integration of green spaces within the IT City aligns with broader goals of creating sustainable, eco-friendly urban environments. By incorporating a Central Park and golf course, the project not only enhances the aesthetic appeal of the area but also promotes environmental sustainability and improved quality of life for residents.
As Lucknow continues to evolve, the IT City project stands as a testament to the city’s commitment to balanced urban development, blending modern infrastructure with green initiatives to foster a thriving, sustainable community.
