LDA Announces 3300 Crore Projects for Gomti Nagar Extension

The Lucknow Development Authority (LDA) has announced two major development projects in the Gomti Nagar Extension area, with a combined investment of INR 3300 crore.

These initiatives aim to bolster the city’s infrastructure, provide world-class amenities, and promote sustainable urban growth. The flagship project, River View Apartments, is set to occupy 51 acres in Maleshemau village, strategically located behind the Uttar Pradesh Police Headquarters near Shaheed Path. This residential venture, estimated at INR 2500 crore, will offer a diverse range of housing options, including 1BHK to 4BHK flats, penthouses, and dedicated accommodations for Economically Weaker Sections (EWS) and Lower Income Groups (LIG). Designed to promote sustainable living, the development will feature green building practices, energy-efficient designs, and ample open spaces. Each unit will provide serene views of the Gomti River, enhancing the living experience.

The project is structured into three distinct clusters to encourage participation from multiple developers, utilizing a floor area ratio (FAR) of 5 to facilitate the construction of several high-rise towers. Residents will have access to modern amenities such as swimming pools, gyms, community clubs, and yoga centres, fostering a holistic lifestyle. In parallel, the LDA plans to develop a hotel-cum-commercial complex on a 5.5-acre plot at 1090 Crossing. Valued at INR 800 crore, this project will include a hotel, office spaces, and retail outlets, executed under a Public-Private Partnership (PPP) framework with the LDA acting as a co-developer. Special emphasis will be placed on the architectural design and facade of the buildings to create a landmark structure for the city.

Upon completion, the commercial and office spaces will be leased for a period of 90 years with provisions for future extensions. This development is expected to significantly bolster tourism, commercial activity, and job creation in Lucknow, positioning the city as a burgeoning business hub. Complementing these developments, the LDA is advancing infrastructure enhancements in the vicinity, including the construction of a green corridor, a cloverleaf interchange connecting Shaheed Path and Sultanpur Road, a masterplan road, and a ‘flower valley’ landscaping project. These efforts are projected to raise the overall attractiveness and accessibility of Gomti Nagar Extension, promoting sustainable urban mobility and environmental conservation.

Requests for proposals (RFPs) for both projects are expected to be issued shortly, with developers selected following the bidding process. Once agreements are signed, the construction timeline for completion is set at three years, underscoring LDA’s commitment to rapid urban transformation. The strategic emphasis on iconic architectural design and comprehensive infrastructure planning reflects the authority’s vision to position Lucknow as a progressive and liveable metropolis. As these projects progress, they are anticipated to elevate the city’s real estate landscape and provide lasting benefits to residents, businesses, and visitors alike. By integrating sustainable practices and fostering inclusive development, the LDA aims to create a harmonious urban environment that caters to the diverse needs of its growing population.
