Antara Senior Care, a unit of Max India, has announced plans to significantly scale its senior living operations across India, aiming to develop 1.5 million square feet annually. The company, currently present in Dehradun, Noida, and Gurugram, plans to expand into Bengaluru, Chandigarh, Chennai, Goa, and Pune, reflecting a strategic push to meet growing demand for specialised, age-focused communities.
Tara Singh Vachani, executive chairperson of Antara Senior Care and vice-chairperson of Max India, highlighted the sector’s untapped potential, noting that the target market for senior living in India is expected to grow to 2.3 million households by 2030, with penetration rising to 2.5%. Currently, India operates at just 1.4% market penetration, compared with over 6% in mature international markets, indicating significant room for growth. “To support this expansion, we are investing an additional ₹200 crore over the next 12–15 months,” Vachani said, adding that the company had previously raised Rs 124 crore through a rights issue earlier in 2025. Over the next four to five years, Antara plans to add eight to ten communities, translating into approximately 3,500-4,000 senior living units, of which 1,200 units have already been completed. Industry experts point out that senior living is emerging as a critical segment within India’s real estate ecosystem. “Developers are increasingly focusing on intergenerational and age-friendly communities to combine residential comfort with healthcare and social engagement, reflecting global best practices,” said a senior urban planner.
Antara has adopted a collaborative model in dense urban areas where FSI norms limit standalone developments. In Gurugram, for instance, the company partnered with Max Estates to integrate its senior living units into a larger intergenerational project. The Estate 360 project on Dwarka Expressway, Gurugram, will manage 292 senior-living units, complementing Antara’s existing portfolio and creating synergies across the development. The company’s first phase in Noida, comprising 340 units, has been fully sold and is ready for possession, illustrating strong demand for purpose-built senior housing in high-growth urban corridors. Antara’s approach emphasises sustainability and community-centric design, integrating wellness, accessibility, and social spaces into every development.
With India’s senior population rising steadily, the sector is poised for significant growth, offering developers and investors a scalable model for sustainable, inclusive urban communities. Antara’s expansion underscores the need for forward-looking urban planning that accommodates ageing populations while promoting economic activity and employment in regional markets.
