India Green Warehousing Set For Fourfold Growth By 2030 JLL Reports

India’s green warehousing footprint is projected to expand fourfold, from 65 million square feet in 2024 to 270 million square feet by 2030, according to a new report by a global real estate consultancy. This significant surge underscores a growing emphasis on eco-friendly and energy-efficient storage solutions driven by businesses and investors prioritizing sustainability. The report, titled ‘India’s Sustainable Warehousing Landscape: A Greenprint,’ highlights a transformative shift towards future-proof assets with reduced environmental impact, marking a crucial step in India’s journey towards sustainable logistics and economic development.

Since 2019, Grade A warehousing stock in India has dramatically increased from 88 million square feet to 238 million square feet by 2024. Within this, institutional Grade A warehousing space has tripled to 90 million square feet in 2024, with a substantial 72 percent (approximately 65 million square feet) already green certified or undergoing certification through recognized standards like LEED and IGBC. An expert from the consultancy explained that this transformation is primarily driven by both institutional investor-backed developers and corporate occupiers. The increasingly stringent Net Zero Goals of major corporations are compelling them to specifically choose warehouses that are green certified, recognizing the long-term benefits in terms of operational efficiency and environmental responsibility.

Institutional investors are playing a pivotal role in accelerating this green revolution in warehousing. Over 45 percent of their current institutional warehouse portfolio is already certified, with many more projects in the certification pipeline. Post-pandemic, institutional investments in the warehousing sector have doubled, making sustainability a non-negotiable requirement for multinational tenants seeking modern logistics infrastructure. With an impressive pipeline of approximately 260 million square feet of new institutional supply expected by 2030, which will constitute about 70 percent of all Grade A warehousing, the sector is poised for transformative growth. This expansion includes retrofitting older buildings to meet contemporary green standards, representing a major shift towards efficient assets that promise reduced energy consumption, lower operational costs, and minimized overall environmental impact, contributing significantly to India’s climate goals and economic resilience.

India’s projected fourfold growth in green warehousing signifies a robust commitment to sustainable development and modern infrastructure. This expansion, driven by both investor confidence and corporate environmental goals, will establish more energy-efficient and eco-friendly logistics spaces, aligning India’s economic progress with global sustainability benchmarks and fostering a greener supply chain ecosystem.
