Hyderabad has taken a decisive step in expanding inclusive urban housing with the Telangana Housing Board announcing the release of 339 one‑bedroom flats for Lower Income Group (LIG) applicants. This programme aims to make homeownership more attainable for low- and middle-income families while promoting equitable city growth across Hyderabad and adjoining districts.
The flats are distributed across three locations: Gachibowli within Hyderabad city, Warangal, and Khammam. Gachibowli, a hub of IT and commercial activity, will offer 111 units; Warangal will provide 102 units, and Khammam 126 units. Pricing has been calibrated to local affordability levels, ranging from Rs 26 lakh to Rs 36.2 lakh in Gachibowli, Rs 19 lakh to Rs 21.5 lakh in Warangal, and as low as Rs 11.25 lakh in Khammam. Each unit spans 450-650 square feet, designed to meet essential living standards while ensuring economic accessibility. Applications will be managed through a lottery system to guarantee transparency. Officials emphasised that eligibility will be limited to households meeting defined income criteria, ensuring the programme targets genuinely underserved communities. “Affordable housing close to employment hubs not only enhances living conditions but also supports workforce stability and reduces commuting pressures,” said a senior urban planner. This initiative aligns with broader national goals under schemes such as Pradhan Mantri Awas Yojana, highlighting the role of government-backed housing boards in bridging affordability gaps. Industry experts note that integrating lower-income families into growing urban centres can reduce spatial segregation, foster socio-economic inclusion, and contribute to more sustainable urbanisation patterns.
The programme also underscores the potential for affordable housing to act as a stabilising influence on city real estate markets. By providing competitively priced units in strategically located areas, the initiative ensures that market growth does not exclusively favour high-income segments, allowing for more balanced urban development.
