Hyderabad-based real estate and hospitality startup Fracspace is making a strategic global leap with the upcoming launch of its flagship project, Altaira Above the Clouds, in Sri Lanka. Founded by entrepreneur Unnath Reddy, the platform has grown from a local asset model to managing 25 properties across India and international destinations, including Bali, Bangkok, Miami, and Colombo.

Fracspace’s portfolio currently spans Hyderabad, Munnar, Goa, Varanasi, Kabini, and Bengaluru (upcoming), serving over 2,500 customers with a blend of real estate ownership, hospitality, and curated experiences. “Our approach positions us at the intersection of property, leisure, and lifestyle management, creating an ecosystem rather than a single transaction,” an official said. Altaira, perched on a hilltop in Sri Lanka, represents the company’s most ambitious venture. It integrates premium residences, hospitality assets, and lifestyle-driven spaces under a single managed platform. The development is designed as a long-term value proposition, generating sustained revenue through hospitality operations, curated experiences, and asset management rather than relying solely on one-time property sales. The project’s amenities emphasise harmony with nature and immersive living. Plans include an infinity pool, 24/7 world cuisine restaurant, spa and wellness facilities, waterfalls, natural pools, helipad access, cloudpaths, and panoramic hill and valley views. The design approach reflects Fracspace’s philosophy of prioritising occupant well-being and lifestyle balance. “Altaira is not about chasing luxury; it’s about creating space for reflection, wellness, and family connection,” said an industry expert familiar with the project.

From a financial perspective, Fracspace is projecting an initial investment inflow of approximately ₹120 crore for Altaira, forming a core part of the company’s global expansion strategy. The model combines fractional real estate participation with hospitality-led cash flows, enabling investors to engage with long-term income streams while benefiting from curated lifestyle experiences. The soft launch of Altaira is scheduled for 14th February 2026. This invite-only unveiling will focus on early participants, global investors, and long-term stakeholders, with a registration process ensuring alignment with the project’s strategic vision. Analysts view Altaira as a potential benchmark for Indian-born real estate platforms exploring cross-border destination development.

For Fracspace, Altaira marks a critical milestone in scaling sustainable, inclusive, and experience-driven real estate ecosystems globally. Its approach demonstrates how Indian startups are reshaping luxury property investment, combining operational management, curated experiences, and long-term value creation to compete on the international stage.
