Hyderabad’s fast-growing western corridor is set to witness another major residential development as a luxury high rise housing project takes shape in Puppalguda. Spread across about 5.7 acres, the planned development will introduce three 60-storey residential towers and a large clubhouse facility. The project reflects the continued demand for vertical housing in Hyderabad’s IT-driven growth zones, where rising land values and infrastructure expansion are reshaping urban living patterns.

The development is planned with nearly 3.24 million square feet of built space and an estimated construction investment exceeding ₹2,100 crore. Positioned near emerging residential clusters surrounding the Financial District and Outer Ring Road, the luxury high rise housing project is expected to add significant residential inventory to one of the city’s most rapidly urbanising neighbourhoods. Industry observers note that western Hyderabad has become the centre of high-density residential construction over the past decade. Strong job creation in technology parks, combined with improved connectivity and proximity to employment hubs, has pushed developers toward taller buildings that maximise limited urban land. For residents, such developments promise access to workplaces, social infrastructure, and lifestyle amenities within compact urban footprints.

The project’s design includes three residential towers rising above multiple basement levels and ground floors, alongside a separate clubhouse building. Outdoor amenities planned within the development include sports courts, jogging tracks, open lawns, and recreational zones. Landscaped areas, including themed gardens and dense micro-forests, are expected to occupy large sections of the podium and ground levels, reflecting a growing emphasis on integrating green elements into dense urban environments. Urban planners say that projects of this scale increasingly attempt to combine residential density with open spaces and community infrastructure. As Hyderabad continues to expand, planners are encouraging developments that incorporate pedestrian-friendly zones, shared recreation areas, and climate-responsive landscaping to reduce heat stress in high-density neighbourhoods. Construction activity is currently focused on substructure works. Reinforced concrete work in basement levels is underway for two towers, while raft foundation work is progressing on the third. Once completed, the complex will include residential towers rising to about 60 floors each, with a clubhouse building designed to house recreational and social facilities for residents.

The project has drawn contributions from multiple specialised design and engineering consultants, including firms responsible for architectural planning, structural design, landscape architecture, and building services engineering. Such multi-disciplinary collaboration has become standard practice for large urban developments as regulatory requirements and engineering complexity increase. Hyderabad’s planning authorities are simultaneously grappling with the challenges that accompany rapid vertical growth including traffic management, water supply, energy demand, and sustainable waste systems. Experts say large luxury high rise housing project developments must increasingly align with long-term urban resilience strategies, particularly in rapidly urbanising zones. As construction progresses, the project is expected to contribute to the evolving skyline of western Hyderabad, signalling the city’s continued transition toward dense, vertical residential neighbourhoods shaped by economic expansion and urban land constraints.
